Duplex penthouse at Turquoise for sale at $5.1 mil

A three-bedroom duplex penthouse in Turquoise, a 99-year leasehold condo along Cove Drive in Sentosa Cove, will be on the block at SRI’s next auction on June 26. An owner’s sale, the 3,111 sq ft unit has a guide price of $5.1 million, which translates to $1,639 psf.

This is the first time the property has been put on the market since the owners bought the duplex in December 2007, says Eric Liew, manager for auction sales at SRI. According to a caveat lodged, the property was purchased for $8.02 million ($2,579 psf).

The lower floor of the duplex features a private lift lobby that opens to the living and dining area with floor-to-ceiling windows that lead out to an open balcony. This floor comprises an en suite bedroom, a common bedroom, and a common bathroom. It also includes a wet and dry kitchen and a utility room.

The upper floor includes the master bedroom and a spacious open terrace with a built-in jacuzzi. The balconies of this unit offer unobstructed views of the neighbouring waterfront and marina around Sandy Island, says Liew.

Before being put up for sale, the unit was leased out. However, following a renovation two months ago that restored it to its original condition, the unit will now be sold with vacant possession.

Completed in 2010, Turquoise is a 91- unit high-end condo fronting a waterway. The development has a mix of three- and four-bedroom apartments as well as penthouses, with sizes ranging from 2,088 sq ft to 7,987 sq ft.

The last penthouse that changed hands was another three-bedroom duplex of 3,283 sq ft. It fetched $4.83 million ($1,410 psf), according to a caveat lodged in December 2022.

So far this year, there have been two transactions recorded in REALIS at Turquoise. One is a 2,164 sq ft, three-bedroom unit on the first level that changed hands for $3 million ($1,387 psf) in January. The other was a 2,562 sq ft, four-bedroom unit on the first level that was sold for $4.4 million ($1,716 psf) in May.
