A recent Business Times article suggests that given it’s generous floor area (4,100 sqft), Pollen Collection’s price is more digestible when compared to new suburban condominiums launches of about S$2,000 psf.

When compared to intermediate terrace houses in other popular landed enclaves, prices at Pollen Collection are also in the median range or relatively lower, as it is a brand new move-in condition bespoke landed house that will save buyers from the hassle of alteration or rebuilding works.

Building Wealth For The Future

If we look at the price trend for landed homes in District 28, prices have risen steadily and points to future upside, further solidifying why landed homes are the perfect asset for wealth preservation.

In addition, you get a copious amount of space, that may not be possible even in bigger-sized flats or condominiums.

Further cementing the continued price appreciation in the area, Nim Collection, a recent landed project also developed by Bukit Sembawang Estates in District 28, has seen prices rise by about 30 per cent since its 2018 launch.

In 2018, a 5-bedroom inter-terrace unit sitting on a land area of 1913 sq ft was sold at $2.76 m, it was later sold at $3.56 m in October 2022, capturing a 29 per cent gain. Another similar unit with a land area of 1,614 sq ft was sold for $2.8 m in 2019 and later changed hands at $3.48 m in August 2022 with a 24 per cent upside.

It’s unlikely that new freehold and 999-year leasehold land for landed developments will be released for sale by the government, opined Dr Tan Tee Khoon, Country Manager, PropertyGuru Singapore.

As such, existing landed properties will become a much more coveted asset over the long run, he added.

According to URA’s Property Price Index of Landed Residential Properties, prices of landed homes appreciated by 24.3% between Q4 2020 and Q4 2022.

It Makes Sense To Buy New

All houses at the Pollen Collection spot thoughtful designs that allow for ample natural light and cross ventilation throughout the home.

With such attention to detail and unique design features, purchasing directly from the developer could also be a cost-friendlier option compared to buying a resale property and rebuilding from scratch.

Using Government Land Sales as a guide, the estimated land cost for non-landed properties in the area is about $1,000 psf or about $1.6 million for a 1,600 sq ft house, noted Dr Lee Nai Jia, Head of Real Estate Intelligence, Data and Software Solutions, PropertyGuru.

Next, you need to factor in building costs, which has shot up, as well as fees and fittings which could easily add another $2.5 million and bring the overall price tag to above $4.1 million.

More importantly, buying directly from the developer is always a hassle-free experience and comes with a 1-year customer care service, which isn’t possible in the resale market, he added.

In addition, the advantage of buying a conventional landed home like Pollen Collection is that you gain true ownership of your property with the freedom to redesign and reconfigure your house the way you want, as the houses are non-strata titled.

Unlike strata-titled properties such as condominiums or cluster houses, alteration and renovation work in conventional landed houses are not subject to the control of the Management Corporation Strata Title (MCST).

You will, however, still need to seek approval for any modification from the relevant government authorities.

With an abundance of living space that can be easily customised to comfortably house multi-generational families, landed homes have always been highly sought after.
