With almost 1000 transactions under his belt, Ang has achieved several record-breaking sales in the east

From Tanjong Rhu to Bayshore Park, Jason Ang’s extensive knowledge of properties in this area is Wikipedia-like. In fact, if you’re thinking of a particular unit in a certain development, chances are he already knows all about it, and can advise on its pros and cons, long-term investability and the appropriate price you should pay.

This is somewhat surprising for a man who doesn’t even live in the eastern part of Singapore himself and wasn’t even familiar with the area until he began his real estate career 13 years ago after leaving his previous job in advertising.


Despite facing a challenging start marketing a condo in East Coast during his early career, Ang's enduring affinity for the area has led him to achieve numerous record-breaking sales, specializing in Districts 15 and 16 with a notable high of $2,390 psf in One Amber.

One of his earliest assignments was to market One Amber, a freehold condo located in East Coast. For Ang — unfamiliar with the area and still new to the industry at the time — it was a challenging initiation into the new role. “I often say my manager threw me at that project,” he recalls, laughing, during a coffee session at Katong V with EdgeProp Singapore. “Before that, I had not even been here, or to Parkway Parade!”

Why, then, does he continue to focus mostly on properties in the east? For some reason, his affinity with homeowners and buyers seems to lie there. Although his business is mostly in Districts 15 and 16, he is well-versed in condos in the adjacent districts as well.

With almost 1000 transactions under his belt, Ang has achieved several record-breaking sales in this area. He was the agent who constantly set new record highs in One Amber over the past 13 years, with the most recent high being $2,390 psf. At the nearby The Shore Residences, he has also set a record high of $2,042 psf and the highest quantum price for a three-bedder (measuring 1,141 sq ft).

With his stellar credentials and regular presence on the ground, he has become such a familiar face at the condos that some residents think he’s a fellow resident too! Those who have worked with him know that he is the go-to realtor for anyone who wants their unit sold for the best price or rented for the best yield, or for anyone seeking for an investment grade property.

When I analysed the situation, I found out that they were already holding an investment-grade property which had good long-term capital appreciation potential and a sustainable rental income, and so keeping the status quo would have been a better decision.”

“Sometimes clients have a property in mind which may not necessarily suit their needs,” he explains. “I spend a lot of time understanding them to map out their preferences and priorities so that they have better clarity.”

This includes pointing out clients’ blind spots so that they do not incur inconveniences and extra costs in choosing a home, especially for families with kids, elderly or special needs.

Sometimes, these needs might be unique and unexpected. Who would have thought that the perfect home for a small family of three would be a sea-facing, triple-storey penthouse of almost 2,800 sq ft in the Cote D’Azur condo? “It turned out that the couple collected art and one of them was a painter who loved the sea. The unit was perfect as it had a lot of wall space and high ceilings for their displays,” says Ang.

By offering personalised recommendations, he enhances the overall client experience and increases the likelihood of client satisfaction and repeat business. He has sold a home to a family, only to hear back from them a few years later when they wanted to sell the same home. He has also had returning customers who were keen to buy their second or third properties for investment.

“Those who acquire their first property in the east tend to also buy second or third homes in the area,” he says. “They love it here so much — because of the lifestyle and food!”

Not all his business is profit-driven as Ang has even offered pro bono or “low-bono” services to those who need assistance or property advice. “Once, I had a case handling an estate property for a family under financial strain,” he relates. “Even though I knew the remuneration would be minimal, I made sure to deliver on what was promised, sparing no expense in marketing the property.”

Ang also makes it a point to extend his services to the people his clients care most about.  “I feel it is important to take care of the interests of not just my clients, but also their family, relatives, friends and people around them. I am happy to be able to assist and go all out of my way to help them as a way to give back to my clients and society.”

The A-Z realtor who does it all

As a problem solver, Ang easily provides a one-stop service for all of his clients’ property-related matters – even making it a point to accompany them to related specialists to provide support and reassurance. These can include property wealth-planning and management, timeline and logistic planning, financing, legal affairs and even being proficient in understanding and assessing house damages and repairs, as well as working with his strong network of contractors.

“I even offer interior design ideas to clients,” he quips.

Knowing that he has their best interests in mind has gained Ang much trust and credibility among his ardent client base. The trust factor is so high that some clients have purchased multiple properties for investment from him.

He even has clients who trust him to the extent of never setting foot again in the property once they have passed him the keys. That is because Ang settles everything from renovations to renting out the unit and maintaining the upkeep of the property from tenant to tenant for years.
