Tom Brady scores $35M loan for waterfront Indian Creek estate

Seven-time Super Bowl champion Tom Brady scored a $35 million loan for his waterfront Indian Creek Village estate.

Citizens Bank is providing the financing for the property at 26 Indian Creek Island Road, records show.

The loan likely pays off and replaces a $35 million construction loan the retired NFL athlete secured in June 2023 from J.P. Morgan Bank, though a satisfaction of that mortgage has not yet been recorded. It has a maturity date of June 2025, and an initial 8.25 percent annual interest rate during the construction period.

The new loan has a lower interest rate that starts at 5.63 percent, with payments beginning in August 2035 and the first interest rate change in 2031. The loan matures in 2054, assuming Brady doesn’t refinance or sell the property before then. Wealth manager Brian Blanchard of SCS Financial signed the latest mortgage on behalf of the LLC that owns the property. Blanchard did not immediately respond to requests for comment.

Brady’s two-story estate, in exclusive and private Indian Creek Village, calls for a separate gym, cabana, sport court, study, a waterfront pool and spa, outdoor kitchen, gardens and a tree-lined driveway leading up to a motor court with a multi-car garage, renderings previously obtained by The Real Deal show. The home’s primary and guest suites include their own terraces. It appears to still be under construction.

Brady, who spent most of his NFL career with the New England Patriots, bought the 2-acre lot almost four years ago with his now ex-wife Gisele Bündchen. They acquired the property through an LLC tied to Jeff Soffer’s Fontainebleau Development. Soffer and Brady are good friends, and Soffer lives next door at 27 Indian Creek Island Road.

Bündchen owns a waterfront home right across the waterway on Biscaya Drive in Surfside. The supermodel, cookbook author and environmental and health advocate also owns a non-waterfront home in Surfside and a 7.5-acre equestrian estate in Southwest Ranches, which is in western Broward county.

Indian Creek, which has long been home to uber wealthy business people and celebrities, is now home to even wealthier residents. Over the past year, billionaire Amazon founder Jeff Bezos spent $234 million to acquire three waterfront estates in Indian Creek.

DJ and producer David Guetta is also in contract to buy the waterfront spec estate at 37 Indian Creek Island Drive that is asking $69 million. And Ivanka Trump and Jared Kushner last year completed renovations to their waterfront mansion, next door to Guetta’s future home.
