Three-bedder at Seascape for sale at $4.7 mil

SINGAPORE (EDGEPROP) - A three-bedroom unit at Seascape in Sentosa Cove will be put up for auction on July 20 with a guide price of $ 4.7 million. It is an owner’s sale, says Mok Sze Sze, Singapore Realtors Inc’s (SRI) managing partner for auctions, who is handling the sale.

The ground-floor unit spans 2,336 sq ft, which means the guide price works out to $2,012 psf on the floor area. The unit enjoys direct sea views and a private lift lobby. It is currently tenanted until September 2024, with the owner looking to sell the property with the existing tenancy.

Seascape is a 99-year leasehold condo along Cove Way, completed in 2011 by Ho Bee Land and IOI Properties Group. The companies also jointly developed the Cape Royal, a 302-unit luxury condo at Sentosa Cove, which was completed in 2013

The 151-unit Seascape comprises two eight-storey residential blocks with a mix of three- and four-bedroom units of 2,164 sq ft to 4,069 sq ft. There are also 18 four-bedroom penthouses of 3,380 sq ft to 4,252 sq ft, and two five-bedroom villas spanning 9,665 sq ft and 6,631 sq ft, respectively.

The last unit that changed hands at Seascape is a 3,380 sq ft duplex penthouse, which was sold for $5.5 million ($1,627 psf) on April 28. Based on caveats lodged, the seller purchased the unit from the developer for $9.6 million in November 2011. This means they made a $4.1 million loss on the transaction.

SRI’s Mok says units at Seascape appeal to those seeking resort-style living, given its surroundings and unblocked sea views. The development is near F&B outlets and retail offerings at Quayside Isle and One Degree 15 Marina Sentosa Cove. Other recreational and lifestyle facilities nearby include Resorts World Sentosa, Tanjong Golf Course, and malls like VivoCity and Harbourfront Centre. Meanwhile, the CBD is about a 10-minute drive away.
