Three-bedder at Kim Sia Court for sale at $3 mil

SINGAPORE (EDGEPROP) - A three-bedroom unit at Kim Sia Court, a freehold condo along Jalan Jintan, off Orchard Road in prime District 9, will be put up for auction on Sept 28. A mortgagee sale, the property will have an opening price of $3 million or $2,111 psf, says Mok Sze Sze, Singapore Realtors Inc’s (SRI) managing partner for auctions, who is handling the sale.

The apartment is on the 12th floor and measures approximately 1,421 sq ft. It features a spacious living and dining area leading to a balcony with views of Orchard Road. The master bedroom has an en suite bathroom, while the other two rooms share a common bathroom. There is also a service yard, a storeroom and a large enclosed kitchen space.

Kim Sia Court, a freehold condo completed in 1970, features four 12-storey blocks with 172 residences. It offers two unit types: Two-bedders (1,066 sq ft) and three-bedders (1,421 sq ft). The development sits within a small residential enclave off Nutmeg Road, near the corner of Orchard Road and Scotts Road. The enclave primarily comprises landed properties along Jalan Jintan, Jalan Lada Puteh and Jalan Kayu Manis.

Due to its proximity to Orchard Road amenities, Mok anticipates high interest in the unit. Scotts Square, Tang Plaza and Lucky Plaza are a three-minute walk away. Mount Elizabeth Hospital and Orchard MRT Station (North-South and Thomson-East Coast Lines) are within walking distance.

Based on caveats lodged, three units at Kim Sia Court have changed hands this year. The most recent transaction was the sale of a three-bedder on June 15 for $3.05 million ($2,147 psf). Two units had changed hands in May — a three-bedder was sold for $3.19 million ($2,244 psf) on May 29, while a two-bedder was sold for $2.6 million ($2,440 psf) on May 15. The latter also marks the highest psf-price transacted to date at the development.

The property that will be put up for auction on Sept 28 is being sold on a vacant basis, offering the future buyer flexibility to occupy or rent out the unit. Based on URA data, recent rental transactions show three-bedroom units commanding monthly rents between $4,500 and $6,300.
