Terra Hill's Prestige Collection: Buying a gem with long-term capital growth

In the city fringe neighbourhood of District 5, especially in the Kent Ridge area, freehold luxury condos with large-format apartments were rare. That is, until the debut of the 270-unit Terra Hill by a joint venture between Hoi Hup Realty and Sunway Developments.

"We want to elevate the neighbourhood through our project," says Koon Wai Leong, general manager of Hoi Hup Realty. "Even though Terra Hill is located in District 5, the specifications and design features of the Prestige Collection are comparable to that of luxury projects in the prime Districts of 9, 10 and 11."

The project has nine 5-storey blocks spanning a sloping terrain of 208,445 sq ft. The Prestige Collection makes up just three blocks situated at the summit.

The largest units in the development, there are just two units per floor, with the most luxurious fittings and the best views. Of the 30 units, 24 are 1,894 sq ft, four-bedroom apartments, and the remaining six are 3,035 sq ft, five-bedroom, duplex penthouses.

To maximise the views, the four-bedroom units of the Prestige Collection have a 6m wide living room with full-height glass sliding doors that open out to a balcony. The five-bedroom duplex penthouses have a double-volume ceiling and a 9m frontage.

"Units on the high floors will look out into the greenery of the Southern Ridges," says Kingsley Ng, director of P&T Architects & Engineers and the project architect for Terra Hill. "Some of the high floor units will have glimpses of the sea, while others will have a view of the swimming pools and landscaped gardens."

Each Prestige unit has a private lift lobby, full marble flooring and all en suite bedrooms. The master and junior master suites have walk-in wardrobes with dressers and spacious ensuite bathrooms. Kitchens are fitted with top-end appliances from Swiss brand V-Zug, while bathroom fittings and sanitaryware boast European brands Gessi and Laufen.

Preference for larger units

Since Covid, the preference has shifted to larger units, especially with the trend of working from home, says Ken Low, managing partner of SRI. He says that many professionals and entrepreneurs want a dedicated workspace at home to separate their professional and personal lives, even when working from home.

There is also a generation of affluent seniors living in landed property who are right-sizing. "Many are living on their own as their children have grown up and moved out," says Low. "The house has become too big for them to upkeep, and some complain about their knees. Switching to a condo makes sense for them." However, they still want to enjoy the luxury of space.

According to EdgeProp Landlens data, four-bedroom units make up just 12.6% of the total stock of non-landed homes in District 5. Five-bedroom non-landed units account for just 1.55%. Most non-landed units in District 5 are one-, two- and three-bedrooms. Hence, Terra Hill fills a gap in the market.

The development has also attained the highest accolade in sustainability, having attained the BCA Green Mark Platinum and Super Low Energy certification.

Seven MRT stops from two business districts

For those investing for the long-term, Terra Hill is well-situated between two vital business districts: the CBD and, by extension, the future Greater Southern Waterfront; and the up-and-coming Jurong Lake District (JLD), Singapore's second CBD. By car, Terra Hill is 10 minutes to the CBD and 20 minutes to the JLD.

Terra Hill is a five-minute walk from the Pasir Panjang MRT Station on the Circle Line. From there, it's just seven stops to the major interchange stations of both CBDs: the Marina Bay Station (an interchange for three lines, North-South, Circle and Thomson-East Coast); and Jurong East Station (an interchange for the East-West, North-South and Jurong Regional lines).

Prices of Prestige Collection units start from $5.29 million ($2,793 psf). "It's a gem with underlying long-term capital appreciation," says Low.
