A Rare Townhouse on New York’s Park Avenue Gets a New, Lower Price Tag of $9.25 Million
Among the tony, white-glove apartment houses, there remain a few single-family townhouses along New York’s Park Avenue that have not been carved up into apartments. Earlier this year, Louis Vuitton temporarily took over an unadulterated townhouse just above East 68th Street, where, by private appointment only, they mounted their “Crafting Dreams” exhibition that showcased the venerable brand’s craftmanship and heritage. And almost 25 blocks north, on the east side of the street facing west, another 100-plus-year-old townhouse that stands five floors above Park Avenue is (and has long been) ready to be taken over more permanently by a new owner.
Now listed with Loy Carlos, Kenneth J. Moore and Colin Meagley at Nestseekers International with a newly discounted price tag of $9.25 million, the 20-foot-wide home has been on and off the market with a handful of brokerages since early 2013, when it first popped up with an in hindsight too-optimistic price tag of $14.7 million. Still, even with the current and lower price, the seller, Connecticut-based investor Sagi Genger, the son of fertilizer tycoon and political mover and shaker Arie Genger, stands to more than double the $4.3 million records show was paid for the property in 2004.

Completed in the late 19th century, the Georgian residence was remodeled in the 1920s, at which point the original stoop was removed, which is why what looks like it should be the front door is up on the second level. Today, much original detailing, including ceiling medallions, crown moldings, fireplace mantels, and stained glass, coexists with all manner of modern comforts and conveniences, such as an integrated sound system, multi-zone air-conditioning and a high-tech security system.
The main living spaces lie on the second and third floors and include a formal sitting room, a dining room awash in lacquered teal paint, and a sleek kitchen with custom built-ins that include a wall of storage cabinets and a dining banquette. French doors in the kitchen open to a deck with a built-in grilling station. The first of six bedrooms, along with a private bath, is on the third floor, and there are two more ensuite baths on the fourth floor.

Some years ago, the architecture firm Zaskorski & Associates, along with Hilary Unger of Perianth Interior Design, was engaged to restore the exterior façade and to add a discreet sixth floor to house a new primary suite. The bedroom area is wrapped in custom built-ins and opens to a large terrace, while the bespoke dressing room is lined with built-in wardrobes, and the bathroom offers both a soaking tub and a shower lined with mossy-green tiles.
The ground floor and the basement contain two more bedrooms, one that lets out to a small patio, and two more baths, along with a home office, a gym and a walk-in cedar storage closet.
