Normanton Park, Treasure At Tampines, and More: Top 10 Condos for Rent in Singapore (Q1 2024)

According to our latest PropertyGuru Singapore Property Market Report Q1 2024, Normanton Park, Treasure At Tampines, and Parc Clematis are among Singapore’s top 10 condos for rent across Q1 2024.

Are you considering renting a home soon but still feeling the pinch of high rent prices? There is good news for renters: the rental market showed signs of cooling in Q1 2024, with asking rents dipping in response to falling demand. As more rental listings are added to the market, landlords may continue to feel downward pressure on the prices if they want to transact faster.

That said, let’s review the top 10 most popular condos in Singapore for rent from January to March 2024!

Top 10 Most Popular Condos for Rent in Q1 2024

1. Normanton Park: Mega Condo in a Fantastic City-fringe Location

Normanton Park is in a league of its own. Not only does it have an unbeatable city-fringe location, but the development clinched multiple awards at the 2021 PropertyGuru Asia Property Awards, winning Best Mega-Scale Condo Development (Singapore) and Best Mega-Scale Condo Landscape Architectural Design (Singapore).

As a mega-scale condo development, the 99-year leasehold Normanton Park at 3 Normanton Park has a whopping 1,840 residential units, with 22 two-storey strata terrace houses and eight commercial units.

In addition to a beautiful home, those who stay here also enjoy excellent transport links. Their home is just a quick bus ride to Kent Ridge MRT station, near the AYE and the West Coast and Kent Ridge areas.

2. Treasure at Tampines: Mega Condo Gem With Facilities Well Worth Your Money

Not only is Treasure At Tampines affordable, but the mega condo of 2,203 units on the east side of Singapore, specifically in District 18, has condo facilities that are great conversation starters.

Check out the value you will get. For instance, condo facilities you can humble-brag about include not one but two lap pools, two children’s pools, an aqua aerobic pool, an onsen spa pool, and a jacuzzi. There are also BBQ pits, a trampoline, a gym, a climbing wall, a co-working space, studios for dance and baking, and even a tennis court, which is becoming less common in new condos.

The 99-year leasehold project’s units are spread across 29 blocks, each 12 storeys tall. Public transport commuters can walk to Simei MRT station and Tampines West MRT station, just a short walk (15 minutes) away.

3. Parc Clematis: Lauded Architecture and Multiple Housing Configurations

Out of Parc Clematis’s 1,468 units, tenants have an array of living configurations to suit their needs. Depending on availability, they can choose between 1,450 apartment units, eight strata inter-terrace, four strata corner-terrace, and six strata bungalows.

The mega 99-year leasehold development is also a landmark project in the popular mature estate of Clementi (District 5), from which it got its name… and for good reason. Parc Clematis prides itself on nine accolades for architectural design, especially for resident comfort, in which the blocks are north-south facing to avoid head-on sunlight coming from the west.

Speaking of facilities, tenants can enjoy a reflexology garden, a multipurpose court, and an aqua therapy/hydrotherapy pool, to name a few. Parc Clematis is also close to key locations such as the National University of Singapore (NUS) and has good accessibility to the prime Core Central Region (CCR).

4. The Florence Residences: Discover Nature in the Northeast of Singapore

Yet another mega condo is among the top 10 most popular condos for rent in Q1 2024. This one, The Florence Residences, is located in the northeast of Singapore, at Hougang Avenue 2, in District 19.

With 1,410 units in nine 18-storey blocks, The Florence Residences tenants can get to Kovan and Hougang MRT stations by foot or bus. They can also enjoy amenities such as Hougang ActiveSG Stadium and Sports Centre.

However, one of the biggest draws of The Florence Residences is its greenery, which was lauded at the PropertyGuru Asia Property Awards 2019 for its interior and architectural design. In addition, some standout facilities of the condo include a grand, high-ceiling dining suite, a clubhouse, and a karaoke theatre. Tenants should also check out the development’s unique island club, which has lounge pools, detoxifying salt pools, swimming pools, community gardens, a jacuzzi, and an amphitheatre.

5. The M: Savour the Heart of Singapore from Your Prime Location in Rochor

The M is a brand-new mixed development located right-smack in the Rochor area in District 7, Singapore. A 99-year leasehold development by Wing Tai, The M comprises 522 units and newly reached TOP in 2024.

There’s also Esplanade MRT station, which is on the Circle Line.

7. City Square Residences: Freehold Favourite in Farrer Park

Out of the top 10 most popular condos for rent in Q1 2024, City Square Residences has consistently made the list despite being about 15 years old. Well, this freehold development by City Development Limited may not be as sprightly as some of the spanking new stars on this list. Still, it has staying appeal thanks to its location and nearby amenities.

With 910 units spread across 30 storeys, City Square Residences is close to MRT stations Farrer Park (a six-minute walk) and Jalan Besar (a 10-minute walk). Tenants can also easily walk to landmark areas, such as the vibrant Little India district, which includes the 24-hour Mustafa Centre. There’s also the nearby Farrer Park Hospital and City Square Mall – from chic cafes to watering holes and local eateries to a melting pot of cuisines. No one will ever run out of foodie options!

8. Parc Oasis: Close to the Bustling Jurong East Hub

From the 15-year-old City Square Residences to another condo gem, the 29-year-old Parc Oasis was completed in 1995. The leasehold condo has 950 units in 1-bedroom- to 4-bedroom configurations and many facilities, including a gym, barbecue area, clubhouse, squash court, playground, sauna, tennis courts, driving range(!!!), jogging track, and swimming pool.

For tenants that don’t plan to practise their swing, maybe they’d rather stroll to the nearby Jurong Lake District, soaking up the peaceful surroundings of the Chinese Garden and Jurong Lake Gardens. It’s also close to Chinese Garden MRT station, for a quick train ride to anywhere in the west, to the bustling “second CBD” Jurong East area and its four malls and myriad school options for business, errands, and more.

9. Leedon Green: Freehold Condo along Bukit Timah

Leedon Green along Adam Road has 638 freehold residential units and is just a short walk from Farrer Road MRT station. The Empress Market and the Bukit Timah belt just around the corner, even Holland Village just a wee bit further, for added convenience and foodie forays.

But that’s not all. Those who shortlist Leedon Green also have the interests of their families at heart. Leedon Green, near the Bukit Timah area, is close to choice schools such as Nanyang Primary School, Hwa Chong Institution, and Henry Park Primary School.

Want to exercise in an internationally recognised garden? There’s just the perfect place. From Leedon Green, the world-renowned Singapore Botanic Gardens is available for leisurely walks or a scenic jog amid nature.
