I’m a Real Estate Expert: 9 Unexpected Cities Where You Should Buy a House

When it comes to buying property, there’s a lot to consider. The location, neighborhood, safety, economic conditions, local real estate market and overall cost of living are just some of the major factors involved in what could be a life-changing decision.

But even narrowing down your choices to location can be tough, especially if you work remotely and costs aren’t a major concern.

To find some unexpected cities where you should buy a house, GOBankingRates spoke with Angelica Ferguson VonDrak, an associate real estate broker at Sotheby’s International Realty, and Lorelie, a real estate professional with Click Cash Home Buyers.

Here’s what they suggested.

Catskill, New York

  • Average home value (Zillow): $338,381 (6.5% 1-year increase)

“A large portion of my buyer clients are NYC denizens who are able to work remotely most or all of the time, and hence able to buy a home outside of the city. Many of them love the general look and feel of the entire Hudson Valley but don’t know what towns to focus their search in,” VonDrak said.

One under-the-radar town in the Hudson Valley that offers a combination of great value and high quality of life is Catskill.

“Catskill is one of my favorite towns that has been growing like wild the last couple of years. It offers stunning views of both the Hudson river and the Catskill mountains, making it a haven for nature lovers,” she said. “Plus, it’s got a rich artistic heritage that’s evident in all the current arts initiatives going on. Since it’s an emerging market, you’ll find more affordable prices here with lots of growth potential. And if you love the outdoors, you’ll appreciate the proximity to the Catskill Mountains for hiking, skiing and more.”

Chattanooga, Tennessee

  • Average home value (Zillow): $303,387 (5.7% 1-year increase)

“This city is a fantastic choice for those who love the outdoors,” Lorelie said. “Chattanooga offers plenty of activities like hiking, kayaking and rock climbing. Plus, the city’s lower cost of living allows your dollar to go further.”

Chattanooga has also become something of a hub for tech startups and remote workers who come from all over the country. But even as it becomes increasingly popular, it retains much of its natural charm.

Kingston, New York

  • Average home value (Zillow): $400,639 (8.6% 1-year increase)

Another under-the-radar town to check out is Kingston.

“[It’s] so rich in history with beautiful architecture, especially in the Stockade District. The Rondout Waterfront District is my favorite and has really come alive with marinas, galleries, boutiques and restaurants,” VonDrak said.

“Kingston is more affordable compared to some of the other popular spots in the Hudson Valley, so you get more house for your money,” she continued. “Plus, it’s got a strong sense of community with lots of local events and festivals that bring everyone together.”

Greenville, South Carolina

  • Average home value (Zillow): $308,825 (4.7% 1-year increase)

“Don’t overlook Greenville, South Carolina,” Lorelie said. “Greenville’s downtown is bursting with life, cultural amenities, shopping, and dining options that attract visitors and residents alike.”

While you’re still going to get those hot, humid summers, you can also expect a relatively milder climate compared to cities further south. Given the town’s proximity to national parks, forests, rivers and hiking trails, there’s also plenty to keep you busy.

Plus, Greenville still has a lot of that Southern charm — even though there’s been an influx of people moving there from other parts of the country.

Germantown, New York

  • Average home value (Zillow): $488,152

If you’re looking for a peaceful, rural lifestyle in the rolling hills, check out Germantown.

“It’s got a close-knit community that thrives on local events and a vibrant creative scene, not to mention some delicious dining options,” VonDrak said. “The views of the Hudson River and the Catskill Mountains are just stunning, the best in the region in my opinion.”

As the town becomes more popular, VonDrak also noted that its investment potential grows accordingly. This makes it a particularly attractive option for those who want to be near places like Rhinebeck or Hudson but aren’t quite ready to stomach the higher costs.

Sioux Falls, South Dakota

  • Average home value (Zillow): $324,624 (4% 1-year increase)

“Sioux Falls, South Dakota, is another hidden treasure worth considering,” Lorelie said. “With lower-than-average home prices, your investment goes a long way here.”

The town also has a booming economy, particularly in the fields of finance and manufacturing. That combined with the natural beauty of the area and its overall affordability helps Sioux Falls stand out.

Millerton, New York

  • Average home value (Zillow): $412,556 (6.2% 1-year increase)

“Millerton is another gem. It’s got that small-town charm with unique shops, cafes and a tight-knit community,” VonDrak said.

It’s also popular with outdoor enthusiasts who love hiking and biking.

“The village has hands-down one of the best walkable main streets in the region with especially great antique stores,” VonDrak continued. “Millerton also has a cultural hub with the famous Moviehouse…It’s more affordable than nearby Connecticut towns but has similar appeal.”

Fort Wayne, Indiana

  • Average home value (Zillow): $231,155 (8.1% 1-year increase)

Fort Wayne is another affordable city that might not immediately make every buyer’s shortlist. But if you’re flexible with location, it could be a great place to put down some roots.

“Fort Wayne not only boasts a low cost of living but also a revitalized downtown area filled with new restaurants, shops, and cultural experiences,” Lorelie said. “The city’s focus on community engagement means there is always something happening.”

Ancram, New York

  • Average home value (Zillow): $524,195

“Ancram is a sort of secret area that provides a serene, country lifestyle with lots of open space. Think bucolic rolling vistas dotted with fruit trees and livestock — it’s seriously pastoral perfection. And it’s just perfect for homebuyers looking for peace and tranquility,” VonDrak said.

“Outdoor enthusiasts will love the proximity to hiking trails, state parks, and scenic views, but Ancram is best known for its local farms and markets…The community is super friendly and welcoming, with a slower pace of life that adds to its charm.”
