The Ladyhill hits record psf-price of $3,182

Among the residential developments that hit a new psf-price high between May 3 to 10, The Ladyhill saw the highest psf-price transacted. On May 7, the freehold condo saw the sale of a 2,271 sq ft, three-bedroom unit on the third floor for $7.23 million. This translates to $3,182 psf.

The price is 5.4% higher than The Ladyhill’s former record of $3,019 psf. The previous record was set in April 2023 when a 2,411 sq ft, three-bedroom unit on the second floor was sold for $7.28 million.

According to URA caveats, the unit sold on May 7 had previously changed hands in June 2009 for $5.2 million. This means that the seller made a profit of about $2.03 million.

This was the second resale transaction lodged at the condo this year. The first transaction of the year occurred in January when a 3,810 sq ft, three-bedroom unit changed hands for $8.7 million or $2,283 psf. In the last 12 months, four units at The Ladyhill changed hands at an average psf-price of $2,603 psf.

The Ladyhill is a 55-unit, freehold condo located along Lady Hill Road in prime District 10. Completed in 2002, it consists of two parallel four-storey buildings designed by SCDA Architects. Units in the project consist of three- and four-bedroom apartments between 2,239 sq ft and 3,875 sq ft.

The Continuum also saw a new psf-price high during the period of review with the developer’s sale of a 721 sq ft, two-bedroom unit on the 17th floor for $2.18 million on May 5. This translates into a price of $3,023 psf.

The May 5 transaction beats The Continuum’s previous record of $3,016 psf by just 0.2%. The previous record was set last November when a 1,905 sq ft, five-bedroom unit on the 17th floor was sold for almost $5.75 million.

The unit sold on May 5 is also the most expensive two-bedroom unit in terms of absolute price sold at The Continuum to date. The second priciest two-bedroom unit sold at the project was a 721 sq ft unit which was sold for $2.15 million ($2,983 psf), or $30,000 less, on May 2.

According to URA caveats, 341 units (41%) at the Continuum have been sold since the project was launched in May 2023. Prices of units sold in the past 12 months averaged $2,781 psf.

The Continuum is an 816-unit freehold condo located in District 15. The project consists of six residential towers across two freehold land plots on either side of Thiam Siew Avenue. It has a mix of one- and two-bedroom units from 560 sq ft to 807 sq ft, three- and four-bedroom units from 872 sq ft to 2,034 sq ft, and five-bedroom units from 1,905 sq ft to 2,260 sq ft. The project is expected to be completed the project by 2026.

Meanwhile, The Myst hit a new psf-price low during the period in review with the developer’s sale of a 1,163 sq ft three-bedroom unit on the first floor for about $2.2 million, or $1,896 psf, on May 3.

The new record was below the condo’s previous psf-price low of $1,897. The previous record is shared by two identical 1,033 sq ft three-bedroom units on the same stack that were sold on March 4 for $1.96 million each.

The Myst is a 408-unit condo being developed on Upper Bukit Timah Road in District 23. The 99-year leasehold development will comprise two 24-storey towers. Units include one-bedroom units of 517 sq ft, two-bedroom units of 678 sq ft to 732 sq ft, three-bedders of 850 sq ft to 1,163 sq ft, four-bedders of 1,453 sq ft to 1,518 sq ft and five-bedders of 1,690 sq ft. The project is expected to be completed in 2029.
