A few reasons contribute to the rising price of homes in the U.S., primarily a surge in demand that supply can’t meet. Zillow estimates that the current median price for a home is $354,179, up 4.1% over last year, but some research indicates the average price is even higher — topping $400K.

How much you’ll dish out on a home varies widely by state and prompts the question: If the national average is at or around $400K, what kind of home does this buy you, based on your location? By sorting through listings on Zillow — current as of May 8, 2024 — GOBankingRates has found the answer for every state.

Alabama

According to current listings on Zillow, you can get a gorgeous three-bedroom/two-bath 2,700-square-foot home in Birmingham for $399,900. The house was built in 1957 and has been spruced up with modern renovations in recent years. It was listed on Zillow on April 25.

Also on Zillow, for the same price, you’ll find a brick house that has four bedrooms, three bathrooms, spans 2,692 square feet and is located in Bessemer.

Alaska

On May 2, a listing went up on Zillow for a $400,000 house in Anchorage. The home, which comprises four bedrooms and two bathrooms and spans 2,416 square feet, was built in 1963 and boasts a number of new renovations.

For $399,000, there’s a Zillow listing for a four-bedroom/two-bath home that covers 1,768 square feet, also in Anchorage.

Arizona

In Hereford, Arizona, there’s currently a listing on Zillow for a three-bedroom/one-bathroom house listed for $400,000. It covers 1,001 square feet.

You’ll also find a two-bedroom/two-bathroom house for the same price, located in the city of Pine. Both have a modest appeal.

Arkansas

There’s a listing on Zillow for a cozy cabin in Mount Pleasant, Arkansas, priced at $399,900. The home features three bedrooms, two bathrooms and covers 1,135 square feet.

For just $100 more you can get a bigger, more imposing-looking home in Sheridan. There’s a listing on Zillow for a $400K home sporting four bedrooms and four bathrooms in this location.

California

Home prices in California vary widely by city, but are generally more expensive than average, meaning you get less space for your money.

In Los Angeles, you can get a 952-square-foot home for just under $400K, and, frankly, it doesn’t look to be in the best shape. Up in San Francisco, the situation is even bleaker: a one-bedroom/one-bathroom condo spanning just 644 square feet will set you back $399K.

Colorado

In Denver, Colorado, a condo is going for $400K. It has two bedrooms, one bathroom and covers 905 square feet.

For just shy of $400K, you can get a less attractive deal: a two bedroom/one bathroom 708 square foot condo.

Connecticut

Connecticut is known for being a wealthy state with great income disparity. This fact is reflected in its housing prices. Pretty much no homes in its most prestigious areas go for $400K or less.

You’ll find better luck in less ritzy areas. For example, a condo in Niantic built in 1905 that sports two bedrooms and one bathroom goes for just about $400K. It’s not a big place by any means, but it does come with spectacular views of the cove.

Delaware

Over in The First State, you can get a three bedroom/three bathroom house that covers 1,850 square feet in Newark for $400K.

In Dover, you can find a more luxurious house: a three bedroom/three bathroom that spans 2,604 square feet for $390K.

Florida

A long-time favorite destination among retirees, Florida can get pretty pricey, particularly if you want to be on the coast. For example, in the desirable city of Miami Beach, a two-bedroom/three-bathroom condo that is just 890 square feet will set you back $390K.

Georgia

In Atlanta, a three-bedroom/three-bathroom craftsman home spanning 1,800 square feet costs $395K. In Sandy Springs, a smaller two-bedroom/two-bathroom condo costs about the same.

Hawaii

Hawaii is the most expensive state to dwell in the U.S., and boy does that show when looking for properties for $400K. A Honolulu condo that is only 864 square feet goes for $396K, and this appears to be no luxury building.

Idaho

An emerging top destination for retirees, Idaho gives you more bang for your buck — and more square footage.

In Meridian, you can get a brand new three-bedroom/three-bathroom, 1,650-square foot home for $400K. Rexburg will give you an even better housing situation: a 4,010-square-foot house that has five bedrooms and three bathrooms goes for $385K.

Illinois

Home prices in Illinois have been sharply on the rise, so this may not be in your top destinations if you want a $400K house, but there are some homes out there in that range.

For example, in Roselle, you can get a $400K house on a lovely street. It has three bedrooms, two bathrooms and measures 1,764 square feet.

Indiana

Corydon, Indiana is fairly on par with Roselle, Illinois. There, you can get a modern house for $400K. It features three bedrooms, two bathrooms and spans 1,845 square feet.

You could get much more for your money in Indianapolis: There’s a listing on Zillow for a four-bedroom/three-bathroom house — which is quite impressive looking — for $400K, and it measures 3,758 square feet.

Iowa

Iowa touts many spacious houses for $400K or thereabouts. Consider a listing on Zillow for a 2,792-square foot house in West Des Moines that has four bedrooms and four bathrooms and is going for $399K.

In Riverdale, you can get a three-bedroom/four-bathroom house for $395K — and it spans nearly 3,000 square feet.

Kansas

Kansas also has an ample selection of homes for $400K. In Kansas City, a quite interesting looking, 2,116-square foot domed house with three bedrooms and two bathrooms is priced at $395K.

Overland Park has even bigger houses for around the same price. There’s a beautiful house there for $400K listed on Zillow that has four bedrooms and three bathrooms.

Kentucky

Kentucky, also known as The Bluegrass State, has quite an array of spacious homes available for $400K. A listing on Zillow that went up on May 2, 2024, features a house in Wickliffe for $397K. The home spans nearly 2,500 square feet and has three bedrooms, two bathrooms and a rustic log cabin charm.

Louisiana

Though there’s significant poverty in Louisiana, there’s no shortage of houses available in the $400K ballpark.

A house in Arnaudville built in 2019 has an open floor plan, three bedrooms, two bathrooms and spans 1,852 square feet. Over in Meraux, a handsome 5,000-square-foot home with five bathrooms and five bedrooms goes for $399K.

You can find some truly beautiful homes in Maine for $400K — though they’re not very big. For example, in Portland, a quaint home with three bedrooms and one bathroom goes for $399K, but it only covers 1,296 square feet.

Another spot brimming with gorgeous homes is Maryland, but in the most desirable locations, you won’t get a lot of space for $400K.

Consider a new listing on Zillow for a $389,500 house in Columbia — it has three bedrooms and two bathrooms but is only 1,310 square feet.

Massachusetts

Home to pricey cities such as Boston and Newton, Massachusetts doesn’t offer the biggest bang for your buck, but there are $400K homes to be found. A somewhat rundown-looking townhouse in Boston that is only 588 square feet with one bedroom and one bathroom is priced at 399K.

Michigan

Michigan has a good amount of listings for homes in the $400K ballpark.

For example, in Detroit, there’s a house that spans 3,000 square feet and sports three bedrooms, four bathrooms and is priced at $399K. In Ann Arbor, costs are higher — a four bedroom/two-bathroom house weighing in at just over 1,400 square feet costs $394K.

Minnesota

Finding a lovely house in Minnesota for $400K isn’t too difficult.

In Coon Rapids, there’s a Zillow listing for a 2,060-square-foot home that boasts four bedrooms and two bathrooms for $400K. In Plymouth, you can find a 2,100-square-foot home that has four bedrooms and two bathrooms for the same price.

Mississippi

The poverty rate is high in Mississippi, but there’s an ample amount of homes priced at $400K or thereabouts. For example, you can get a gorgeous house for $390K that has four bedrooms, three bathrooms and covers nearly 2,700 square feet.

Missouri

You can practically score a mansion in parts of Missouri for $400K. A house in Lees Summit that covers 3,000 square feet and has four bedrooms and four bathrooms is priced at $390K.

Over in Sedalia, a stunning Queen Anne house that has five bedrooms, three bathrooms and spans nearly 2,800 square feet is priced at $395K.

Montana

Known for its stunning natural scenery, Montana can get pretty pricey in terms of real estate. Though one Zillow listing features a $395K house in East Helena that has three bedrooms and two bathrooms, the home spans only 1,200 square feet.

Things are similarly bleak in Missoula. A less-than-spectacular-looking home comprising two bedrooms, one bathroom and spanning just 1,040 square feet is priced at $395K.

Nebraska

The cost of living in Nebraska is lower than the national average, and you can see this in their housing prices.

In Ridgeview, you can get a lovely four-bedroom/three-bathroom house that spans 2,733 square feet for $395K. In Lincoln, you’ll find a nearly 2,900-square-foot home that sports four bedrooms and three bathrooms for $400K.

In Nevada, there are plenty of $400K — or less — homes on the market. For example, in Las Vegas, you can currently buy a home for $389K that has four bedrooms, three bathrooms and spans over 1,700 square feet.

In Pahrump, there’s a spacious house on the market — it covers over 2,600 square feet and has four bedrooms and four bathrooms.

New Hampshire

Over in beautiful New Hampshire, homes can go for quite a pretty penny. But you can find some for $400K — though they’re not very big, on average. For example, in charming Manchester, there’s a three-bedroom/one bathroom house that is 1,644 square feet, and is priced at $399,900.

New Jersey

New Jersey is, in part, a popular state for folks because of its relatively close proximity to New York City, where housing costs are far pricier, on average. But you won’t find many spacious $400K homes here.

There is an attractive three-bedroom/two-bathroom house in Elmer, but it only measures 1,612 square feet.

New Mexico is brimming with homes that are priced at $400K and under. There’s one going for $395,500 in Roswell; it has four bedrooms, two bathrooms and covers 2,233 square feet.

In Albuquerque, you’ll likely spend more for less space. One current Zillow listing features a 1,500-square-foot house that is close to $390K and has three bedrooms and two bathrooms.

New York

You definitely won’t score a great pad for $400K in NYC, but if you’re willing to venture yonder, New York has some decent options. In Albany, a 1915 craftsman house with five bedrooms, three bathrooms and spanning over 2,200 square feet is priced at $394,500.

North Carolina

You can find a decent number of houses for $400K in North Carolina. In the gorgeous city of Green Mountain, there’s a $389K house on the market that has three bedrooms, one bathroom and spans 1,350 square feet, which, admittedly, is pretty small.

You’ll find roomier options in Sanford, where a midcentury home priced at $375K covers over 2,000 square feet and boasts three bedrooms and two bathrooms.

North Dakota

In North Dakota, where the cost of living is 16% lower than the national average, according to RentCafe, there’s an abundance of homes available in the $400K ballpark — and well under.

Take, for example, a listing for a beautiful house in the historic district of Fargo. It’s priced at about $360K and sports four bedrooms, two bathrooms and boasts 3,000 square feet in space.

The cost of living in Ohio is also cheaper than the national average, so you may want to look into buying a nice home here for $400K.

A 2,786-square-foot home is for sale in Middleburg Heights. It has three bedrooms and three bathrooms. In Toledo, there’s an absolutely astonishing historic home for just about $400K. It spans over 3,600 square feet and has four bedrooms and four bathrooms.

Oklahoma has some highly appealing homes for and under $400K.

Expect less space in the affluent city of Richmond, where one house is priced at $399,500 and is not even 1,500-square feet.

Famous for its high prices and affluent neighborhoods, $400K won’t get you much in many parts of Washington, but there are properties out there — though they tend to be small.

There are plenty of handsome homes for sale in West Virginia that cost $400K or less. In Berkeley Springs, a 2,835-square-foot house that has three bedrooms and three bathrooms costs $399,900. For $375K, you can get an impressive 3,688-square-foot house in Martinsburg.

Wisconsin

Housing in Wisconsin is lower than the national average, so $400K can get you a nice place.

In Appleton, there’s a $400K house on the market that boasts over 2,700 square feet, four bedrooms and four bathrooms. In Jackson, a spacious oak log house spanning 2,560 square feet is priced at just shy of $400K; it has five bedrooms and three bathrooms.

According to RentCafe, housing in Wyoming is 19% lower than the national average, so $400K will go far. A nearly 2,600-square-foot house in Cheyenne goes for $390K, while in Pine Haven, $400K can get you a nearly 2,900-square-foot, four-bedroom/four-bathroom house.
