The freehold neighbourhood of Sanubari offers more than just a place to call home. In keeping with its tagline “Life. The Sanubari neighbourhood spans a total of 67.2 acres of land and is home to 762 units. Launched in phases, Sanubari’s Phase 1 consists of 211 units with two home types: Sanubari 1 and Sanubari 2, which occupy 2,052 sq ft and 2,112 sq ft, respectively.

With easy access via the dedicated Dato’ Onn Interchange, Sanubari is only 12 km from Johor Bahru City Centre and the Customs, Immigration and Quarantine (CIQ) Complex, 10 km from Senai International Airport, and 18 km from Kota Iskandar.

This integrated township of Bandar Dato’ Onn spans 1,474 acres of land and is set to accommodate more than 90,000 residents upon its completion. It offers easy accessibility to the North-South Highway, along with essential amenities including the KPJ Bandar Dato’ Onn Specialist Hospital; a police station; a shopping mall, Tebing @ Bandar Dato’ Onn, and international schools. Currently, about 65% of the total development has been completed, while the remaining 500 acres are still under construction.

Sanubari stands out from other developments in Johor, being the first residential neighbourhood to offer direct and exclusive access to the KPJ Bandar Dato’ Onn Specialist Hospital. The hospital is a few minutes’ drive away from the neighbourhood.

In collaboration with the hospital, JLand Group has successfully secured exclusive medical services for residents, which are accessible through JLand’s KITA app. The app has a panic button for residents when they are in Sanubari or a 5km radius of the hospital. The smooth accessibility to medical care will benefit residents who have young children, elderly or disabled family members. Sanubari homeowners are also entitled to annual health screening for two persons, for three years. Other benefits include lounge access, medical discounts, home delivery service for medications, and digital billing.

Smart and eco-friendly

With the installation of smart technology, Sanubari residents can easily control every part of their house with just one touch command, from opening motorised curtains to switching on air conditioners. Sanubari homes also come with a smart entrance lock set, and door and window sensors. The smart technology allows residents to monitor their homes even when they are outside, by providing real-time notifications through the Kita App, giving them ease of mind.

In addition to enhancing efficiency, Sanubari’s state-of-the-art technology offers residents sustainable living options. The units come equipped with solar panels and electric vehicle charging points, readily available at the clubhouse for eco-conscious living. Solar power fuels the neighbourhood’s street lights, reducing its carbon footprint. JLand Group is committed to eco-friendly practices, including rainwater harvesting for residents and a smart waste management system, for a greener tomorrow.

Within the spacious 1.3 acre clubhouse, residents can come together to enjoy a variety of amenities, including a sparkling pool, a well-equipped gymnasium, and a convenient co-working space. The park is seamlessly connected to two other neighbouring parks, all featuring safe, shaded paths for walking and jogging, as well as a dedicated 7.7 km bicycle lane.

To ensure the security of residents, Sanubari will have guards patrolling around the clock and come with an intelligent security system. This includes an access card, smart barrier gate, visitor management system, perimeter fencing security and CCTV cameras in its public areas. Across its landscape are smart poles which have a CCTV and panic button that will alert the security guards when pressed.

Modern design amid natural landscapes

Innovation is the cornerstone of Sanubari and is visible in the modern and contemporary design of its units. Sanubari’s developers go against the grain by maximising the built-up area, despite the current trend of reducing built-up area. On the ground floor, the units have double-volume space that exudes a luxurious feel. For multi-generational families, Sanubari 1 comes with spaces that suit their lifestyle. Meanwhile, small or expat families will enjoy Sanubari 2, which includes a master bedroom with wide closet space, a game room that can be converted into a guest bedroom, and a laundry yard area on the first floor. Both house types have five ensuite bedrooms.

Half of the 103 units in Sanubari Phase 1A were swiftly snapped up during its inaugural launch on Oct 7, with indicative prices starting from RM1.1 million ($314,641). The eagerly anticipated Phase 1B, featuring an additional 108 units, is set to make its debut in November. This remarkable development is slated for completion in the fourth quarter of 2025.

The comprehensive development of Sanubari, comprising 762 units, is strategically divided into four distinctive phases, boasting an overall Gross Development Value (GDV) of RM653 million. The entire project is on track for completion within six years.
