Getting planning permission for major work is often a lengthy process, so properties with consent already in place are in high demand and can command a premium.

Development site sourcing specialist Searchland has found that the number of homes on the market with planning permission granted varies greatly across the country, with the highest proportion — 28% — in the south east.

"It’s far easier to buy a development-ready property in the south east, east of England and the south west compared to every other region," says Mitchell Fasanya, the company’s co-founder and CEO. "Also, you don’t have to pay a big premium in those areas."

These houses and plots for sale come with full planning permission, enabling you to begin the big build as soon as you’re ready.

1. Great Bardfield, Thaxted, Essex, £375,000

If you’re up for a challenge, how about this former brewery with planning for a townhouse, four two-bedroom flats and a one-bedroom maisonette?

At the moment the grade II listed building consists of a basement with a separate access from the street level, a semi-basement and three workshop/storage levels, plus a two-bedroom penthouse apartment spread across the top two floors.
