Estate sale of semi-detached house on Happy Avenue Central for $9.89 mil

SINGAPORE (EDGEPROP) - A freehold, two-storey, semi-detached house on Happy Avenue Central, located off MacPherson Road, will be auctioned on Aug 30 at a guide price of $9.89 million. It is an estate sale, according to Colliers, which is handling the auction. The property is being sold with vacant possession and on an “as is where is” basis.

The property is on a corner land site with a regular shape and which spans 6,345 sq ft. Zoned for two-storey mixed landed use under the 2019 URA Master Plan, it has double frontage along Happy Avenue Central and Happy Avenue West. Based on the land area, the guide price works out to around $1,559 psf.

The house has a built-up area of roughly 2,000 sq ft. The upper floor has three bedrooms and a balcony. The lower floor features the living and dining room, a dry and wet kitchen, one bedroom, a shared bathroom and a backyard.

The property is located within a predominantly landed residential estate in District 13 comprising two-storey detached, semi-detached and terraced houses. MacPherson Road bounds the estate to the north and Aljunied Road to the west.

Colliers expects the property to appeal to two types of buyers. The first are owner-occupiers with large families looking for a piece of land to build a home that can accommodate the entire family. The second group will likely consist of boutique developers looking to redevelop the site, which the Colliers team says is large enough for subdivision. Developers could redevelop the location into a pair of semi-detached homes or one detached home, subject to approval from the relevant authorities.

According to caveats lodged, the last time a property on Happy Avenue Central changed hands was in August 2018, when a freehold semi-detached house with a land area measuring 3,870 sq ft was sold for $3.45 million, or $892 psf.

The Paya Lebar shopping and business district is a 10-minute drive away. The property is also minutes away from the Pan-Island Expressway and the Central Expressway via MacPherson Road.

The property is within walking distance of several amenities, including the Mattar MRT Station on the Downtown Line, and MacPherson Mall. It will also appeal to families with school-going children, as it is near Canossa Catholic Primary School, Cedar Primary School and Maris Stella High School.
