Crystal Court relaunched for sale at unchanged price of $115 mil

Crystal Court, a freehold mixed-use development on River Valley Road in District 10, has been relaunched for sale by tender. In a Feb 21 press release by marketing agent Edmund Tie & Co, the guide price for Crystal Court remains unchanged at $115 million ($2,456 psf per plot ratio). The site was previously launched for sale last October.

Similar to the last launch, the condo is up for sale together with an adjoining 4,058 sq ft plot of private land that sits between Crystal Court and River Valley Road. Interested parties are invited to submit separate tender bids for each property. No guide price has been specified for the adjoining land plot.

Crystal Court is a five-storey mixed-use development at the corner of River Valley Road and Nathan Road. It has a freehold land area of 16,729 sq ft and a total road frontage of 90m. Built in the 1980s, it comprises a basement carpark, a commercial unit on the ground floor, and 16 apartment units on the upper floors sized between 1,109 and 2,637 sq ft.

The adjoining land plot is currently being used as a private service road with surface carpark lots. Both the Crystal Court site and the adjoining land plot are zoned for “commercial & residential” use.

Swee Shou Fern, head of investment advisory at Edmund Tie, highlights the building’s post-modernist design featuring geometric elements. Crystal Court was designed by Australian architect Geoffrey Malone, who also designed buildings such as Golden Village Yishun 10 — Singapore’s first multiplex — and the Palisades condo in Pasir Panjang.

“This inspiring property presents an exciting opportunity for innovative developers to repurpose it for alternative uses such as serviced residences, co-living residences, a hotel or even a postpartum care centre, subject to final approval,” says Swee.

Alternatively, the two sites can potentially be amalgamated and redeveloped into a five-storey, boutique mixed-use development with a total gross floor area of 58,200 sq ft, reflecting a plot ratio of 2.8.

The tender for Crystal Court and the adjoining land plot will close on April 9 at 3pm.
