Accountant-turned-realtor committed to authenticity


Today, Lim is a lead trainer for a programme under ERA Swift Group, called SWIFT Act, a one-month boot camp to guide new agents, or experienced agents looking to kick-start their engine again.

It is tough not to feel immediately drawn to Raycher Lim. Her radiant and energetic personality is infectious, and fills almost every room she sets foot in. Hence, it is no surprise that she is one of the best performers in the industry. In Lim’s 11 years at ERA Realty Network, she has been on the Top Achiever charts every year, and a rising millionaire for the last two years, on top of winning multiple diamond awards.

One can determine Lim’s stellar work ethic at just a glance. Dressed elegantly in monochrome paired with a set of classy accessories, Lim exudes confidence and trustworthiness, a reflection of what she is like as a realtor. She has transacted more than 190 properties, from HDB flats to condo units, multi-million-dollar luxury penthouses and landed houses. On average, her clients have transacted anywhere between two and five properties with her, a testament to their long-standing relationship.

With all her successes, it is hard to believe that Lim came to Singapore almost 20 years ago with just $200 in her pocket and barely anything in her suitcase. Lim was born into a humble family in Malaysia. “Growing up, the only thing I knew was that I needed to work hard to earn a living for a better life,” she says. At just 20 years old, Lim was already hustling hard. Back then, she had just moved to Singapore, and was living out of a small rented utility room for $250 a month, while studying part-time and working as an accounting assistant.

Lim quickly landed her dream job at KPMG, and later moved to London to work for PwC, where the opportunity to live overseas widened her horizons. For 10 years, she had an illustrious career as an auditor and accountant, until she realised that the long working hours and lack of control over her time in this industry did not excite or inspire her any longer.

Lim then joined a three-month-long personal development programme that made her realise she needed a change in her life. “If you're not happy with your environment, you need to improve it. If you cannot improve it, you need to change it,” she says. So, when a close friend from Malacca floated the idea of a career in real estate, Lim took a leap of faith.

Plunging headfirst as a full-time property agent with ERA might have been a scary prospect for many, but hard work and discipline are ingrained into Lim. She passed her real estate examinations in just one sitting, and ran door to door daily to seek out potential clients. Very soon, she closed her first sales listing, followed by a referral sale just one day later.

“I told my mom, I don’t believe with my hard work, I will starve,” Lim quips. “I gave myself one year to try it out full-time, to see whether I could succeed.” Keeping the same number of working hours she observed when working in audit, she strived to deliver the best service. And she did. As a result, just a year into the role, she clinched the Top New Achiever award.

Fast, efficient and resourceful

The years in the corporate world allowed Lim to build up a strong network of contacts who would become her first clients. Coming from the financial world was a big value-add, as Lim uses her analytical skills to support her clients in making important decisions such as loan eligibility, investment returns, rental yields and financial timelines, things that have proved extremely valuable for home buyers. Striving to give the most honest and, therefore, best advice, she has been able to amass a pool of friends, referrals and long-term clients.

Lim is nicknamed “energizer bunny” as, along the way, she has developed a reputation for being fast, efficient and resourceful.

When a client-turned-friend sold their houses and needed to find a new place in two weeks, Lim remembers burning the midnight oil to comb through property listings every night until she saw something that caught her eye. She immediately reached out to the seller’s agent, and in the blink of an eye, co-brokered the listing within the same day after viewing.

“I couldn’t sleep knowing that my client counted on me, but when the sales went through, I was so relieved and happy that I could find a dream home for them,” she says.

Over the years, many of Lim’s clients have entrusted her with their valuable assets, as they know that she does her best with her knowledge and effort. Once, a tenant called her at midnight, unsure of what to do with a heavy water leak in their house. Without hesitation, Lim began helping them to find a solution at two in the morning, a testament to her dedication to her clients.

Lim believes that everyone should have a roof over their head and is committed to making sure her clients only make purchases they can afford, or are within their risk profile. Her greatest strength is in being able to meet her clients’ needs at any stage of their life.

The right attitude goes a long way

Today, Lim is a lead trainer for a programme under ERA Swift Group, called SWIFT Act, a one-month boot camp to guide new agents, or experienced agents looking to kick-start their engine again. She designed the course from her own personal experiences and success formulas, which has enabled a handful of agents to clock five-figure commissions almost instantly after participation.

Lim says that the month-long course is just enough time for agents to build new habits for success, and to stay long in this business. “We need to have momentum, and can’t count on luck every day,” she says. “Don’t just sit and wait to be given business. You need to plan, execute and reach out to prospects.”

Lim holds herself and agents around her to a very high standard. She believes that agents need to stay close to the markets, constantly keeping updated on the latest movements, upcoming developments and the current inventory. Her goal is to build up a strong team with like-minded people who are eager to grow.

“I hope to pay it forward with all the knowledge and skillset that I acquired from my experience, so others can benefit too,” she says.

But prospective team members need to show tenacity and willingness to think and achieve big. “Contentment can make us stop growing,” she says. “We need to balance it with some push, so we can achieve more in life. As a leader or mentor, it’s my duty to empower my teammates and members to achieve better.”

Lim’s hope is to send a message to agents out there with a willing heart and a keen spirit to reach out. “Be prudent in spending, invest back in your business, and spend on necessities first before spending on a luxurious image,” she advises.

Her favourite personal quote that keeps her motivated all the time is, “Make It Happen”.
