This $6.9 Million New Jersey Penthouse Aims to Shatter a Local Sales Record

They say that the best Manhattan views are from across the river. It turns out the best luxury apartments might be there, too.

Last week, the combination penthouse aerie sitting atop the new 49-story, 420-unit tower at 77 Hudson St. in Jersey City hit the market asking $6.9 million. Not only is it now Jersey City’s priciest listing, if it sells at, or even close to ask, it will smash the area’s condo sale price record. The current high-water mark was set back in 2022, when the penthouse at 75 Park Lane traded for $5.7 million. Meanwhile, the median sale price in Jersey City is just $591,000, according to Zillow.

Still, high as those prices may be, to the ears of any seasoned New Yorker they sound like rookie numbers. To wit: there are nearly 1,000 townhouses, co-ops and condos in Manhattan alone currently asking the same or more than Unit 4904/4905 at 77 Hudson Street, according to Streeteasy. What you won’t find in Manhattan? A 3,847-square-foot, four bedroom and four-and-a-half bathroom, new construction apartment—the specs for the penthouse at 77 Hudson—for much south of $10 million. In fact, you could easily spend $20 million on similarly sized units at top Manhattan buildings like 150 Charles or 1 Central Park West, neither of which, however, are penthouses.

New daring asking prices in Jersey City are a testament to the jet-fueled market across the river, where inflation, high interest rates, and sticker shock weary New Yorkers are increasingly shopping. A five-bedroom home at 331 Newark Ave. hit the market in November asking 5.2 million. In 2022, a townhouse at 55 Mercer Street sold for $4.4 million.

But 77 Hudson—which opened in 2009, designed by award-winning architects Cetra Ruddy with all the luxury tower toys: fitness center, pool, hot tub, sauna, steam room, kid’s playroom, theater and virtual golf— is a prime beneficiary of the boom.

The seller, who requested anonymity, bought the pair of units in an off-market deal in 2017. A passionate art collector, they then combined the units into an open-concept art gallery of a home. They also added high-end appliances—Sub-Zero, Miele, and Bosch— but left the new unit “with two of everything,” Sutherlin says. That means it still has two kitchens and two living rooms. The adjunct spaces make for convenient staff quarters.

But, Sutherlin adds, that the potentially record-setting selling point here really comes down to everything that’s outside the floor-to-ceiling windows.

“It’s a home with never-ending panoramic views, from the George Washington Bridge to the tip of Manhattan,” she says, “yet you’re only minutes away by Path or Ferry to New York. It’s like living in a presidential suite at your favorite hotel.”
