A good class bungalow (GCB) in District 21 will once again be put up for public auction on 16 October at Amara Hotel, Level 3, with the guide price unchanged at $23 million, reported The Straits Times citing marketing agent Knight Frank Singapore.
This translates to a land rate of about $1,216 per sq ft (psf) based on a site area of 18,911 sq ft. It is an owner’s sale.
Located within Kilburn Estate, the Balinese-style home at 18A Yarwood Avenue has a floor area of 9,095 sq ft and a 999-year leasehold tenure that commenced on 7 May 1879.

Knight Frank Singapore director and head of auction Sharon Lee told the Business Times that the previous attempt at an auction sale less than a month ago was unsuccessful as they “had less than a week of marketing due to late instruction”.
“The property has an accessible price point for a GCB of its calibre and is within reach for those looking to live in a home that is limited in supply,” she added.
About 10 minutes from King Albert Park MRT station, the property is also near Sime Darby Centre, KAP Mall and Bukit Timah Plaza.
Successful property sales within the vicinity include the $22.15 million sale of a home at 19 Yarwood Avenue in February this year and the $19.4 million sale of 21B Yarwood Avenue in March last year.
Other residences to be put on auction on 16 October include a 5,048 sq ft freehold apartment at Lien Towers which carries a guide price of $8.98 million.
