SINGAPORE (EDGEPROP) - Two Grade-A office floors at Springleaf Tower at 3 Anson Road have been put up for sale. The office space is on the eighth and ninth floors of the 37-storey office building, and each floor has a strata area of 10,333 sq ft. Each floor has a guide price of $25.83 million, which translates to about $2,500 psf on the strata area.

Springleaf Tower is a 99-year leasehold commercial building and has a car park with 131 lots across the third to fifth floors. According to CBRE, the building’s high-specs and strategic location at the junction of Anon Road means that the development enjoys a high occupancy rate with a diverse tenant profile.

Each of the office floors for sale features an exclusive lift lobby, restrooms and pantry. The floor space also boasts premium office specifications, including raised flooring, a 2.8m floor-to-ceiling height, and independent controlled air-conditioning per floor.

Michael Tay, head of capital markets, Singapore at CBRE, expects strong investor interest for the two office floors. “Against the backdrop of a tight Grade-A CBD office supply, we are optimistic that the offering will strongly appeal to investors with a mid- to long-term investment view to capitalise on the potential increasing rents and capital values,” he says.

CBRE is the sole marketing agent for two office floors, which can be acquired together or individually.
