Two detached houses in Serangoon Gardens on the market for $11.5 mil

A pair of single-storey detached houses at 18/20 Berwick Drive in Serangoon Gardens have been put up for sale, announced marketing agent Savills Singapore. The 999-year leasehold properties are on the market for $11.5 million, which translates to $1,085 psf on the land area. Both properties are held under a single-ownership.

Occupying a combined land area of 10,602 sq ft, the houses sit on two adjoining lots with a 33m frontage along Berwick Drive. They are in a two-storey mixed landed estate in the Serangoon Gardens estate in District 19, which typically comprises freehold and 999-year tenure landed houses. The site can be redeveloped into a pair of detached houses, two pairs of semi-detached houses, or a combination of both types, subject to approvals.

The supply of landed plots in well-established residential neighborhoods is becoming increasingly rare, and there is also a limited supply of landed conventional housing in the pipeline, says Suzie Mok, senior director of investment sales at Savills Singapore. The properties will appeal to developers interested in acquiring sites for immediate redevelopment, and the new development would attract multi-generational families who favor the location for its surroundings and local amenities, she adds.
