Tuas industrial property up for sale

An industrial building (pictured) located in the Tuas industrial estate has been put up for sale by expression of interest (EOI), marketing agent JLL announced in a press statement on Monday (30 May).
Located at 9 Tuas Avenue 10, the asset—zoned for Business-2 uses—comprises warehousing, production and office spaces, as well as an open yard. It offers a gross floor area (GFA) of approximately 54,350 sq ft and sits on an 85,814-sq ft site with a balance lease of about 38 years.
“This property would be a good fit for companies looking to expand within the Tuas Industrial Estate,” said JLL Capital Markets local director Nicholas Ng.
“The site is currently built up to a 0.63 plot ratio and has the potential to be refurbished and redeveloped to maximise its plot ratio by an additional 66,000 sq ft of GFA approximately. The built up of the existing two warehouses / production area with large floor plate and high ceiling being is well-maintained and will allow an end user to move in easily to optimise the space,” he added.
According to JLL, the vendors are seeking offers in excess of S$12 million, and the EOI exercise for the property ends on 14 July.
