SINGAPORE (EDGEPROP) - A one-bedroom penthouse unit in The Minton, a 99-year leasehold condo on Hougang Street 11, will be offered in an owner’s sale at Edmund Tie’s auction on Nov 20. The unit has a guide price of $818,888 ($1,027 psf) and will be sold with vacant possession.
The Minton is a 1,145-unit development off Lorong Ah Soo in District 19. Completed in 2013, it was jointly developed by local developers Kheng Leong Group and Low Keng Huat (Singapore). The Minton comprises 18 blocks of 15 to 17 storeys, with one- to four-bedroom units of 560 sq ft to 1,755 sq ft. There are 42 penthouse units in the condo as well as six shop units and a childcare centre within the development.
The unit that will be offered at auction is located on the 17th floor. The 797 sq ft unit was initially a studio but the owner converted it into its current configuration as a one-bedroom unit to fit a king-size bed. The unit now has an en suite master bedroom, a living area, a kitchen area, as well as a household shelter. The living-room balcony overlooks one of the condo’s pools, with a view of the neighbouring mixed landed housing estate on Surin Avenue.

According to URA caveats, the unit was purchased for $687,000 ($862 psf) in June 2010, when the condo was first launched for sale. Based on the matching of URA caveats, the unit has not changed hands since it was bought from the developer.
The most recent penthouse transaction at the development was for a 1,345 sq ft unit that fetched $1.3 million ($966 psf) on Oct 7 this year. Two other penthouse units were sold earlier this year, including a 1,991 sq ft unit for $2.2 million ($1,105 psf) in May, and a 2,885 sq ft unit for $2.5 million ($872 psf) in February.
The Minton is close to two MRT stations – Kovan on the North-East Line and Serangoon Interchange on the Circle and North-East Lines. It is also close to Nex shopping mall, Kovan Heartland Mall, and Hougang Mall. The condo is less than 500m to Paya Lebar Methodist Girls’ School (both primary and secondary). Other nearby schools include Xinghua Primary School, St Gabriel’s Secondary School, and Yuying Secondary School.
According to Joy Tan, head of auction and sales at Edmund Tie, this unit would be suitable for young couples or small families for their own stay, given the condo’s proximity to popular schools. Alternatively, the unit could also attract younger investors who are keen to snap up an investment property that has a relatively low absolute price, she adds.
