Parc Komo, a redevelopment of the former Changi Gardens by listed construction and property development group Chip Eng Seng Corp, drew a crowd of more than 3,500 by 5pm on Monday, May 20. “The crowd was quite consistent over the three-day long Vesak Day weekend,” says Joanne Goh, general manager (marketing) for CEL Development, the property development arm of Chip Eng Seng.

The sales gallery, estimated to cost $4 million, had opened on Friday evening, May 17 for a VIP preview, where invited guests included Chip Eng Seng’s directors, business associates and former owners of Changi Gardens. Public previews began on May 18.
“Interest is strong based on the number of invites and walk-ins,” says Ismail Gafoor, CEO of PropNex. “And I am confident that this project will do well, due to its attractive price and freehold status.” PropNex is a joint marketing agent for Parc Komo together with ERA and SRI.
A freehold mixed-use development located at Upper Changi Road North, Parc Komo will have 10 five-storey blocks with a total of 276 residential units and 28 retail units. Only the residential units are available for sale with indicative prices starting from $663,000 for a one-bedroom; $871,000 for a two-bedroom unit; and $1.294 million for a three-bedroom apartment. Average price is said to be $1,450 psf, which is considered “the most affordable freehold project launch this year”, according to Ken Low, managing partner of SRI.
CEL Development is planning to launch the project either on May 25 or June 1, says Goh.

Meanwhile, Jervois Prive, the 45-unit boutique, freehold luxury project on Jervois Road in prime District 10, drew more than 500 visitors at its private preview over the same weekend. “About 70% are Singaporeans, mainly invited guests and residents living in the neighbourhood,” says Dawn Lim, co-founder and managing director of Midas Land, the developer of the project.
Jervois Prive is a redevelopment of the former Jervois Green en bloc site. The new development designed by Yip Yuen Hong, principal of ipli Architects (the design architect for Martin Modern), has a mix of one- to three-bedroom units, with sizes from 549 sq ft to 1,389 sq ft. Units are said to be priced from $1.6 million or from under $3,000 psf. The project is expected to be launched on June 1.
“Interest has been pretty good despite the long weekend,” says Dominic Lee, PropNex head of luxury team. “We’re getting a lot more interest for the larger units as buyers are mostly looking to purchase for their own use.”
