Opus Bay - A hidden gem within close proximity from Singapore

The island of Batam in Indonesia could be named as a rare, untapped gem within the country’s archipelago. The island is an established vacation hotspot in the region and the Indonesian government plans to boost Batam’s global appeal by turning it into a top global tourist destination. Singapore mainboard listed property developer Tuan Sing Holdings is laying the groundwork for a one-of-a-kind township development in Batam called Opus Bay. Planned and designed by world-class architects, Opus Bay will be one of the most sophisticated townships in Indonesia, incorporating the latest sustainable and holistic design trends.

Batam: Indonesia’s untapped gem

Batam is beside the international shipping lanes that ply the Strait of Malacca, a vital trade network that serves markets in China, Japan, Southeast Asia, and the Middle East. As part of its development plans for Batam, the Indonesian government is rolling out infrastructure projects such as enhanced road connectivity between the ports around the island and the airport, as well as a 7km bridge linking Batam and neighboring Bintan island.

Passenger ferry terminals along the western coast of Batam, in towns such as Marina City, are a 40-minute ferry ride from Singapore. Tourists from Singapore regularly take the short ferry trip to enjoy the beautiful beaches, affordable luxury resorts, and shopping destinations on the island. Visitors from Singapore and Malaysia make up half of Batam’s international tourists, while others travel from China, South Korea, and Vietnam.

Investors also rely on the proximity to Singapore to invest in Batam, escaping land scarcity and relatively higher labor costs in Singapore. As a free trade zone, Batam is exempt from some import duties, sales taxes, value-added taxes, and customs duties.

Vision of Opus Bay

Helmed by CEO William Liem, Tuan Sing Holdings is embarking on the development journey of Opus Bay with a commitment to build a holistic and sophisticated community where residents can live, work, play and learn. Opus Bay will be the first fully integrated township development in Batam with high-quality residences, commercial developments, and tourist attractions.

Located along the western coast of Batam near Marina City, the 125ha integrated development will be planned and designed by an international team of world-class architects. The masterplan architect for Opus Bay is US-based architecture firm Kohn Pedersen Fox Associates (KPF) who are internationally recognized for their expertise in large-scale masterplan projects.

There are five international ferry terminals that serve Batam island and two are privately owned, this includes an international passenger terminal that is managed by the Group. The dedicated ferry terminal will serve residents and visitors of Opus Bay and provide convenient accessibility into the development.

The upgraded ferry terminal will enhance the waterfront views and scenic residential lifestyle at Opus Bay. This serene environment will be ready for residents to enjoy when they move in. The resident Club House is designed by Singapore architects Ong & Ong and will comprise dining and entertainment areas, such as function rooms, restaurants, a rooftop bar, and a spa. The ample and flexible spaces are also ideal to host weddings and private events.

Starting the journey

The first phase of the development will include several retail, F&B, and luxury concepts. On the retail front, residents and visitors will enjoy a first-of-its-kind, outdoor retail experience within Opus Bay. This shopping galleria will include hundreds of international brands that will be brought in by various retail vendors, including Indonesian big box retailer Mitra Adi Perkasa (MAP).

Tuan Sing Holdings will be launching the first phase of its residential collection at Opus Bay in 1Q 2021. This marks an exciting start to the project and represents a timely investment opportunity to capture future capital appreciation in Batam.

The residential units on sale will include studios, and one- to three-bedroom apartments that are designed by Singapore architects RT+Q. The residences will be close to nearby amenities and the Club House.

The sales phase will also offer a selection of private villas in a separate gated community within Opus Bay. There will be 300 villas in this housing area and will comprise three to six-bedroom houses. These exclusive villas are designed by Singapore architects Ong & Ong. The design is inspired by luxury holiday resorts and each villa will feature a private swimming pool and lush greenery.
