Hot Demand For New Private Homes Near MRT Stations

For the month of May this year, the number of private homes sold in Singapore at both new launches and existing developments shot up to 1,056 units, a 41.2% increase from the 748 units sold in the previous month.
Out of the 1,056 units that were sold, approximately 48%, which makes up 507 units, are found in developments located near MRT stations.
Newly launched development Gem Residences, which is close to Braddell MRT station, made up majority of these sales with 312 units. The other new launch, Stars of Kovan, which is located close to Kovan MRT station, also garnered strong take-up among home buyers with 76 units sold last month.
Existing projects situated to MRT stations were also in demand. The Poiz Residences, located just a stone's throw away from Potong Pasir MRT station, sold 47 units. Sturdee Residences near Farrer Park MRT, and Botanique at Bartley near Bartley MRT, each sold 36 units last month.
The strong sales registered for developments near MRT stations signal home buyers' preference for projects that are conveniently located, with close proximity to travel amenities. These developments also drew favour from home buyers given their reasonable pricing, with median prices ranging between $1,292 to $1,636 per square foot (psf).
While such projects with attractive pricing and location look set to continue to attract discerning home buyers, analysts are expecting sales to moderate in the coming months due to the lack of any major new launches. Demand is also likely to be curbed as a result of the existing cooling measures and weak economic outlook.
