Heritage bungalows on Scotts Road and Orange Grove Road available for lease

The Singapore Land Authority (SLA) has made available for lease a trio of heritage bungalows at 31, 31A, and 33 Scotts Road, and has launched an open bidding exercise for a two-storey bungalow at 11 Orange Grove Road.

The trio of single-storey bungalows along Scotts Road sit on a 36,670 sq ft plot and have a total gross floor area (GFA) of 11,410 sq ft. According to the terms of this tender, the allowable use of this State property is meant for creative lifestyle use - such as experiential retail, F&B, wellness, or beauty concepts.

The colonial-era bungalows were originally constructed in the late 1920s for residential purposes. They feature distinctive architectural elements such as Corinthian columns with stilts inspired by Malayan design principles.

The property is in a prime central location between the Orchard Road shopping belt and Newton. Nearby landmarks include The Tanglin Club, The American Club, Goodwood Park Hotel, and Sheraton Towers Singapore Hotel. It is also close to the exclusive residential enclaves along Goodwood Hill, Stevens Road, Draycott Drive, Ardmore Park, and Cairnhill Road.

According to SLA, the property will be leased for an initial term of five years, but the successful tenant may request to renew the tenancy for a final term of less than three years. Further extensions will be given at the government’s discretion.

A site visit organised by SLA will be conducted on June 25, and the tender will close on August 7.

At the same time, SLA is inviting interested parties to submit bids for a two-storey detached bungalow at 11 Orange Grove Road. The property sits on a 65,811 sq ft plot and the building has a total GFA of about 8,030 sq ft. It features four bedrooms and four bathrooms.

The property will only be leased for two years.

According to SLA, the property is perched atop a sloping terrain. The facade features impressive arches that frame its main entrance, and the exterior design is adorned with intricate decorative embellishments on various columns. The bungalow at 11 Orange Grove Road was constructed in a residential area that housed high-ranking colonial administration officials. Toda, the property is opposite the Shangri-La Hotel Singapore and is nestled among prime residential enclaves along Nassim Road, Orange Grove Road, and Ardmore Park.

Cushman & Wakefield, as the managing agent, will conduct an open bidding exercise and organise appointments for an open house viewing on June 15. The opening date to bid for the property starts on June 18 and will close on June 24.
