‘Sentosa Cove houses for sale’ isn’t something we Google often. But that doesn’t mean we wouldn’t like to live in a waterfront home on Sentosa island. Recently, homes in Sentosa made headlines again.

In April 2024, luxury development The Residences at W Singapore Sentosa Cove saw 65 units sold in just two days after the prices were slashed by over 40% from its initial sales launch. The Residences at W Sentosa Cove units were sold at an average price of $1,780 per sq ft (PSF). In comparison, Sentosa Cove condominiums sell at a median price of $1,999 PSF (from January to March 2024).

With 94% of buyers being Singaporean Citizens and Singapore Permanent Residents (PRs), many are looking for a bargain in Sentosa Cove and other prime areas. But how much do you need to buy a Sentosa Cove property? Specifically, a Sentosa Cove landed home? Let’s find out.

Sentosa Cove Prices over the Years

First, look at how Sentosa Cove house prices have moved over the years. Since its launch, Sentosa Cove has been marketed to foreigners – also because it’s the only place where non-Singaporeans can buy a landed home.

It was poised as Singapore’s answer to Monte Carlo, known for its affluence and massive yachts piloted by the rich and famous. In addition, global buyers could design and build their dream homes from a blank canvas instead of purchasing a pre-fab home.

Naturally, this drove Sentosa Cove house prices up. Everyone who had the extra moolah wanted a piece. In 2012, a Sentosa Cove bungalow could fetch as much as an eye-popping $3,214 PSF.

However, Sentosa Cove prices came down from their 2011 highs. In 2019 and 2020, there were reports of Sentosa Cove house prices taking a hit. Condominiums were the most affected, with some sellers taking losses as steep as 40%.

There was speculation that Sentosa Cove properties were past their prime and their glory days were over. The introduction of the Additional Buyer’s Stamp Duty (ABSD) tax did nothing for investors and foreigners who wished to acquire properties in Singapore.

But high-net-worth buyers were not as bothered and continued to purchase landed homes in Sentosa Cove – one splashed out $33.3 million for a Sentosa Cove bungalow in August 2018, the price equivalent of a freehold Good Class Bungalows (GCBs) sans the sea view.

Why Bungalows in Sentosa Remained Sought-after

Bungalows remained a more sought-after and premium property class on Sentosa Cove. Given the approximately 2,160 homes on the island, there are not more than 350 bungalow plots, with less than 10 being sea-facing bungalows and a land area of more than 18,000 sq ft. Hence, Sentosa Cove’s landed properties held onto their allure.

In comparison, GCBs must have a minimum plot size of about 15,070 sq ft and not exceed two storeys high. These tycoon types, who typically owned multiple properties and could ride out short-term market fluctuations, primarily purchased homes based on needs and fancy.

2021 saw the appetite for Sentosa Cove properties return. The growing desire for Sentosa Cove bungalows and condos reached new heights in August 2021, likely fuelled by the COVID-19 pandemic. Since January 2022, the price growth rate of resale condominium units in Sentosa Cove has outpaced the price growth of resale condominiums in mainland Singapore.

Sure, it’s more difficult to access the mainland, and Sentosa Cove condos and houses may not be within walking distance of the Orchard Road shopping belt. But if you can afford a Sentosa Cove home, transport is probably not at the top of your mind or on your mind at all.

For many Sentosa Cove houses for sale, waterfront or sea views are a given. Stand on your patio on a given day, and you might lose yourself for hours staring at a mother duck introducing her ducklings to paddling water.

When we looked up this $13 million bungalow, we were numb to looking at big numbers. Out of curiosity, we took a peek at the most expensive Sentosa Cove house for sale and found this $88 million Cove Drive bungalow.

After going through listings for bungalows in Sentosa Cove, it seems that even different locales of this high-end island are priced differently. Bungalows on Paradise Island are the most affordable overall, and those on Coral Island and Treasure Island are the most costly.

Currently, the most expensive homes for Sentosa Cove bungalows listed on PropertyGuru go up to $100 million, while the most affordable starts at $6,500,000 (as of 20 April 2024). For condos in the area, prices start at $1,780,000.
