Where are tenants looking to rent in 2018?

Getting an idea on where people are looking for property can help investors understand where the hot commodities are, and where there could be room for negotiation.

To help better understand consumer preference, we rounded up the Top 5 areas that are getting the most interest from property renters in Singapore, based on EdgeProp’s database from September 2017 to March 2018.

1) District 9 (Orchard, Cairnhill, River Valley)

Aspen Heights recorded the highest rental transaction volume in district 9 over the past year.

Prime district 9 covers areas such as Cairnhill, River Valley and Orchard, which is home to the city-state’s largest shopping and entertainment belt. It is also surrounded by prestigious international schools, embassies and private recreational clubs.

Based on URA data, district 9 condos with the highest rental transaction volumes from January 2017 to January 2018 are as follows: Aspen Heights, Rivergate, OUE Twin Peaks, UE Square and Cairnhill Nine.

Potential tenants looking for easy accessibility to MRT stations would likely consider Aspen Heights and UE Square, as both are just a few minutes’ walk to Fort Canning MRT station, while Cairnhill is located less than 500m from Orchard MRT station. 2) District 10 (Ardmore, Bukit Timah, Holland Road, Tanglin)

D'Leedon recorded the highest rental transaction volume in district 10 over the past year.

This posh district offers a good mix of nature and city living. Within the area, there is a forest reserve, a horse racing track, famous celebrity haunts and the highest hill in Singapore.

Based on URA data, district 10 condos with the highest rental transaction volumes from January 2017 to January 2018 are as follows: D’Leedon, Valley Park, Spring Grove, Sommerville Park and Parvis.

Connectivity-wise, D’Leedon and Sommerville Park are both within walking distance to Farrer Road MRT station, while Parvis is just minutes’ walk to Holland Village MRT station. View more district 10 properties located near MRT stations here.

3) District 12 (Balestier, Toa Payoh, Serangoon)

Eight Riversuites recorded the highest rental transaction volume in district 12 over the past year.

District 12 covers Serangoon, Toa Payoh and Balestier, a combination of locations with historically quaint townships. For instance, Toa Payoh New Town, built by the Housing Development Board (HDB), represents Singapore’s second satellite city after Queenstown.

Based on URA data, district 12 condos with the highest rental transaction volumes from January 2017 to January 2018 are as follows: Eight Riversuites, Trevista, Regent Residences, Vista Residences and The Interweave.

Tenants looking for condos with close proximity to MRT stations would likely consider Eight Riversuites and Regent Residences, as both are just minutes’ walk to Boon Keng MRT station. 4) District 3 (Queenstown, Tiong Bahru)

River Place recorded one of the highest rental transaction volumes among district 3 condos over the past year.

District 3 covers Tiong Bahru, Alexandra and Queenstown. Located in the city-fringes, district 3 contains a good mix of public and private homes, and is a popular choice amongst tenants due to its proximity to the Central Business District (CBD).

Based on URA data, district 3 condos with the highest rental transaction volumes from January 2017 to January 2018 are as follows: Echelon, The Anchorage, River Place, Queens and Alexis.

All five condos are located less than 500m away from the nearest MRT station. For Instance, Echelon sits right next to the Redhill MRT station; Alexis, The Anchorage and Queens are all within walking distance from Queenstown MRT station, while River Place is just a few minutes’ walk from Fort Canning MRT. 5) District 11 (Watten Estate, Novena, Thomson)

Soleil@Sinaran recorded the highest rental transaction volume in district 11 from January 2017 and January 2018.

District 11 comprises the upscale areas of Newton, Novena, Thomson and Watten Estate. It is characterised by posh residential abodes and international schools.

Based on URA data, district 11 condos with the highest rental transaction volumes from January 2017 to January 2018 are as follows: Soleil@Sinaran, Park Infinia at Wee Nam, Newton Gems, Trilight and Amaryllis Ville.

Based on transaction volumes, it appears that a condo’s proximity to MRT stations is a primary concern for tenants of district 11. Soleil@Sinaran and Newton Gems are both situated less than 500m from Novena MRT, while all Park Infinia at Wee Nam, Trilight and Amaryllis Ville are just minutes’ walk to Newton MRT.
