URA releases 2 residential, 2 mixed-use land sites for sale

The Urban Redevelopment Authority (URA) has released two residential sites and two mixed-use sites, which can yield a combined 1,915 housing units.

The 99-year leasehold land sites are part of the government land sales for the second half of 2018, the URA said in a statement on Friday (30 November).

Two of the sites at Sims Drive and Middle Road are launched for sale under the Confirmed List.

The 7,462.7 sq m Middle Road site is zoned for residential with commercial uses at first storey and can be built up to a maximum of 20 storeys at the high-rise zone and six storeys for the low-rise zone. An estimated maximum of 375 housing units can be built on the site, which has a maximum gross floor area (GFA) of 31,344 sq m.

The 16,225.2 sq m residential-use site at Sims Drive can accommodate an estimated 570 housing units. It has a maximum permissible GFA of 48,676 sq m.

The tender for the two sites will close at 12 noon on 28 March 2019.

Two other sites at Dairy Farm Walk and Tan Quee Lan Street are available for application under the Reserve List, meaning the sites will be put up for tender if a developer indicated a minimum price that is acceptable by the government.

The 15,663.2 sq m Dairy Farm Walk site is zoned residential and has a medium-rise zone with a 85 m above mean sea level (AMSL) limit and a low-rise zone with a maximum 69 m AMSL. It can yield 390 housing units.

The 11,530.9 sq m site at Tan Quee Lan Street is marked residential with commercial at first storey and can yield 580 housing units. It has a high-rise zone up to a maximum of 30 storeys, and a low-rise zone with a maximum of six storeys.
