SINGAPORE (EDGEPROP) - A five-bedroom penthouse unit at Ascentia Sky, located along Alexandra View in District 3, will be put up for auction for $8.28 million ($1,313 psf) on June 23, according to Edmund Tie, which is handling the owner auction. Spanning 6,308 sq ft, the single-level penthouse is on the 45th floor, which is the top floor of the development, and has a private passenger lift.
The unit has been renovated, says Joy Tan, head of auction and sales at Edmund Tie. As it is in a well-kept condition, “investors will not need to spend much money on renovations”, she says.
The penthouse has unblocked views of the Good Class Bungalows at Chatsworth Park. It is bright and windy, Tan says.

The dining area of the unit leads out into an open terrace with a private jacuzzi. The master bedroom is spacious, accommodating a walk-in wardrobe, en suite bathroom and a private jacuzzi.
The owner, a foreigner, who is currently residing in the property, is looking to sell the unit to diversify his portfolio, notes Tan. The property was first acquired in July 2012 for $8.83 million ($1,400 psf).
“We are expecting healthy enquiries as we just received notice to put up this property for auction,” says Tan, noting that “most of the prospects are looking at this place for their own stay”. She believes the penthouse would cater to multi-generational families who are looking to upgrade to a more spacious layout with full condo facilities.

Ascentia Sky boasts facilities such as a 50m lap pool with water decks, kid’s pool area, tennis court and barbecue stations. It is right opposite Redhill MRT Station along the East-West Line, and is within close proximity to Gan Eng Seng Primary School and Alexandra Primary School.
There are also some potential buyers who are looking at the property for “investment purposes, to target the tenants who are working around Orchard Road and CBD area”, she says.

Based on caveats lodged with URA, the largest unit rented out at Ascentia Sky was of 2,500 to 2,600 sq ft, and fetched $9,000 in monthly rent in May 2016.
The most recent transaction at Ascentia Sky was on May 28, when a 1,819 sq ft unit on the 16th floor changed hands for $2.53 million ($1,391 psf). On May 12, another 1,819 sq ft unit on the 15th floor was transacted at $2.45 million ($1,347 psf).
