Mayfair Gardens up for en bloc sale

The owners priced it at $265m.

Mayfair Gardens, off Dunearn Road, has been put up for en bloc sale for $265m, or $1,058 psf ppr, by tender.

According to marketing agent Knight Frank, Mayfair Gardens is a private residential estate comprising six residential walk-up blocks of 124 apartment units ranging from 100 sqm. to 200 sqm., and has a site area of 208,475 sqft.

The site is near expressways such as the Pan-Island Expressway (PIE), Bukit Timah Road, Dunearn Road, Clementi Road and Ayer-Rajah Expressway (AYE). It is also a 20-minute drive to the Central Business District and 30 minutes away from the Changi International Airport.

The site's owners are expecting an additional lease top-up premium of around $43.7m for a 99-year leasehold.

Each owner will receive gross sales proceeds or around $1.45m to $2.46m.

The tender for Mayfair Gardens will close on 16 November 2017, Thursday at 3 p.m.
