Luxurious and affordable

SPECIAL ADVERTISING FEATURE The Criterion and The Brownstone Executive Condominiums (ECs) offer everything you could possibly want – quality finishes, top notch facilities and proximity to essential amenities – but are more affordable than new private condos.
Some of the most recognisable projects dotting our cityscape are ECs. These developments enable families to enjoy homes that are every bit as luxurious as private property, but at a more affordable price.
City Developments Limited (CDL) recently unveiled two EC projects, The Criterion and The Brownstone. Located in the north, both developments are slated to receive their TOP in late 2018 and early 2019 respectively. THE CRITERION The Criterion is not only visually stunning, but also allows residents to fully enjoy the serenity of the Seletar area.
Select units offer sweeping views over the surrounding area as well as the development’s 50m lap pool. Panoramic views from the higher floors enable residents to take in the glistening Lower Seletar Reservoir and the lush greenery of the Orchid Country Club golf course.
The Criterion offers over 50 facilities which are divided into six distinctive zones called hauses, each designed to enrich residents’ lives.
The Bike Haus is a facility catering to cycling enthusiasts where solar powered electric bicycles are provided free to use for residents. The Spa Haus offers a luxurious way to unwind after a long day with a microbubble spa pool – a pampering treatment that originated from Japan, while the Green Haus offers communal farming plots and planters so residents can hone their green thumbs.
Other plush facilities include a 50m lap pool, a clubhouse complete with a gym, and a function room with a gourmet kitchen.
The Criterion is situated along Yishun Ave 1 / Yishun Street 41, and is close to Khatib MRT station.
Yishun Town, which looks set to benefit from plans to rejuvenate the area, is home to a range of shopping, dining and leisure options.
Meanwhile, a short drive away from Yishun sits the new 320ha Seletar Aerospace Park (SAP), located within the old Seletar camp. SAP is shaping up to be modern lifestyle hub. The Oval @ SAP comprises a cluster of 32 black and white colonial bungalows that have been earmarked for lifestyle businesses.
The biggest space there is occupied by Wheeler’s Estate, run by the team behind popular bicycle cafe, Wheeler’s Yard, in Balestier. It will feature a caravan park for picnics, as well as basketball and football facilities. Other amenities like restaurants serving Chinese and Western fare, as well as event spaces are also popping up, catering to the rising number of workers and residents in the area.
Subsequent phases in the development of SAP will include more lifestyle facilities such as a playground, a boardwalk that fronts the runway, an open lawn, picnic tables and an open hard court for family outings and events.
At present, The Criterion has a number of two-, three- and four-bedroom units still available, as well as penthouse units with five-bedrooms. They are priced from $560,000, $629,600, $830,000 and $1,088,800 respectively. THE BROWNSTONE

Visitors to New York City are always captivated by the distinctive brownstone residences lining the city’s boulevards.
The Big Apple was thus the inspiration behind CDL’s luxury EC development, The Brownstone. The development’s eight 12-storey blocks sport a stylish sandstone-like façade, while jetty balconies bring to mind New York City’s Bronwstone row houses.
Located along Canberra Drive, one of the biggest advantages of living at The Brownstone is its proximity to the upcoming Canberra MRT station, which is on the North-South MRT Line.
The Canberra MRT is slated to be completed in 2019, which is also when The Brownstone is expected to be ready and it’s only a 3-minute walk away from the development.
Nearby amenities include the upcoming Northpoint City and Canberra Plaza, a neighbourhood town centre containing a supermarket, food court and shops.
Residents will enjoy a range of facilities, including a pool-view clubhouse, several swimming pools and a fully-equipped gym.
The two-, three- and four-bedroom units are still available from $604,800, $706,400 and $846,400 respectively. WHY CHOOSE AN EC? ECs enable Singaporeans and permanent residents (PRs) to enjoy the best of both worlds – the quality and luxury of condo developments designed by top architects, and the benefit of government grants.
ECs are a public-private hybrid with all the attractive frills of private condos, such as swimming pools, gyms and security. Just like condos, they are designed and built by private developers, but cost less due to government subsidies.
Buyers of ECs may be eligible for CPF Housing Grants of up to $30,000 depending on their gross monthly household income.
After the five-year Minimum Occupation Period (MOP) is up, the property can be resold to Singaporeans or PRs in accordance with HDB’s rules.
Owners who wait at least 10 years are in for a treat, as the property is then treated as private property on the resale market and can be sold to foreigners or singles. Meanwhile, many buyers have jumped at the chance to own quality units at The Brownstone and The Criterion.
Ms Sin, who recently purchased a unit at The Brownstone, does not regret her choice.
She chose to purchase an EC because it is more affordable than a private condo, and the development’s proximity to the upcoming Canberra MRT was a big pull factor.
But ultimately, it was CDL’s reputation for quality that convinced her to finalise the purchase.
“We had been looking at several properties in the Yishun and Sembawang area,” she said. “CDL’s finishing really stood out.”
“I am very happy with my purchase decision. I am very pleased with the location, and I know that CDL will not fail me in providing the finishing.”
