Kent Ridge Hill Residences previews at average of $1,700 psf

Oxley Holdings is maintaining the pace of its property launches with its eighth new development this year — Kent Ridge Hill Residences, located on South Buona Vista Road, off Pasir Panjang Road. On the weekend of Oct 20 and 21, the showflat of the 548-unit, 99-year leasehold luxury condominium will be opened for public preview.

The project will be jointly marketed by ERA Realty, OrangeTee & Tie, PropNex and Huttons Asia. Occupying a land area of about 3ha, Kent Ridge Hill Residences in District 5 is a redevelopment of the former Vista Park condo, which Oxley bought for $418 million last December in an enbloc purchase. The price translates into $1,096 psf per plot ratio, inclusive of the $72 million lease top-up premium for a fresh 99-year lease.

Ching Chiat Kwong, Oxley Holdings’ executive chairman and CEO, says: “Vista Park is really different [from the empty parcels of Government Land Sales sites], and it’s the site that we love best. This project is one last masterpiece that Oxley’s putting on the market this year.”

Wide selection of units

Apart from 11 five-storey blocks containing 498 units, Kent Ridge Hill Residences also boasts 50 strata terraced houses. As part of the Phase 1 launch, a mix of 200 units will be released for sale, at an average price of $1,700 psf.

The unit mix at the development ranges from 474 sq ft, one-bedroom apartments to 1,787 sq ft, five-bedroom-plus-study penthouses. The strata terraced houses comprise four- and five-bedroom units of 1,830 sq ft and 2,067 sq ft respectively. For the apartments, units on the first and top floors will have a high ceiling height of about 4.7m. The rest of the units will have a ceiling height of 2.7m.

Prices start from $778,000 ($1,641 psf) for a 474 sq ft, one-bedroom unit; $868,000 ($1,679 psf) for a one-plus-study-bedroom unit; $1.085 million ($1,680 psf) for a two-bedroom unit; and $1.528 million ($1,730 psf) for a three-bedroom unit.


Porcelain tiles are used for the living and dining rooms of the apartments (excluding penthouses). The penthouses and strata landed houses come with marble flooring in the living and dining rooms. The bedrooms of all the units and houses use timber flooring.

Buyers will be able to select one of three views for their units — the Kent Ridge Park view, the view of Pasir Panjang port or the pool view. Of the 548 units, 100 premium units will have views of Kent Ridge Park.

According to Oxley Holdings’ deputy CEO and executive director, Eric Low, the units at Kent Ridge Hill Residences are “slightly bigger” than the developer’s previous projects, and this is so “even for the one-bedroom units”.

Low added that Oxley could build 595 units on the site, but chose to build just 548 units. With fewer units, each apartment will have more space, he says.

Integrating nature

Kent Ridge Hills sits on a sloping terrain elevated 10m above street level. Residents will have direct access to the 47ha Kent Ridge Park right behind the development. Part of the Southern Ridges trail, Kent Ridge Park is also linked to Telok Blangah Hill Park, Mount Faber Park, HortPark and Labrador Nature Reserve.

“The difference between this development and the other projects currently on the market is that [sites near nature parks] are scarce,” says Low.

Kent Ridge Hill Residences was designed by the acclaimed ADDP Architects to blend with nature. The architectural firm drew inspiration from Fallingwater, the well-known house designed by Frank Lloyd Wright and built partially over a waterfall. Natural elements — such as the Waterfall Water Bed, Forest Walk and Hill Trail — feature in many of the more than 60 facilities at the development.

Says Low, “We use concrete and wood on the façade so [the project doesn’t seem] out of place with the whole natural environment.”

Kent Ridge Hill Residences is a four-minute drive to Pasir Panjang MRT and an 18-minute drive to Orchard Road. The development is near amenities such as Pasir Panjang Food Centre and VivoCity. It is also a less than five-minute drive to the National University of Singapore and Anglo-Chinese School (Independent).

Upcoming projects

Having rolled out eight projects so far, including Kent Ridge Hill Residences, Oxley has two more projects in the pipeline for launch.

Prior to Kent Ridge Hill Residences, Oxley had launched Mayfair Gardens at end-September. The 215-unit condominium is located on Rifle Range Road, off Dunearn Road in District 21. Oxley moved 82 units over the weekend of Sept 29 and 30, and achieved a median price of $1,945 psf. Adjacent to Mayfair Gardens is the 171-unit Mayfair Modern, which will be launched in late November, says Ching.

Meanwhile, the proposed mixed-use development The Plaza on 1 Balestier Road may be launched in early January, says Low. It is a collection of six conservation shophouses and a modern six-storey residential block annexure, comprising 14 shops and 58 residential units.
