Jalan Belangkas freehold semi-detached on the block for $5.18 mil

SINGAPORE (EDGEPROP) - A freehold semi-detached home located on Jalan Belangkas, off MacPherson Road, will be put up for auction on Aug 25. An owner’s sale, the property has a guide price of $5.18 million, says Karen Ker, assistant manager at Knight Frank, who is handling the auction.

The property sits on a land area measuring 4,162 sq ft, which means the guide price works out to $1,245 psf. The site is rectangular and has a 9m frontage on Jalan Belangkas, with a depth of 42m.

According to Knight Frank’s Ker, the property is suitable for redevelopment, with the site zoned for two-storey mixed landed housing under the 2019 URA Master Plan. The house that currently sits on the site is a two-storey property that was completed in the 1980s. It has six bedrooms and two bathrooms, with a total floor area of 2,800 sq ft. The porch can fit up to three cars.

The property is located within a landed residential estate comprising a mix of two-storey detached, semi-detached and terraced houses. The estate is bounded by MacPherson Road to the north and Aljunied Road to the west, in District 13.

Ker points out that the property is close to several amenities, which will appeal to the future homeowner. This includes the Mattar MRT Station on the Downtown Line, which is about a 10-minute walk away, as well as Circuit Road Market & Food Centre, which is also within walking distance.

The Paya Lebar shopping and business district is a 10-minute drive away, offering a host of amenities, eateries and other facilities. Meanwhile, the property also has easy road access to the Kallang-Paya Lebar Expressway (KPE) and the Pan-Island Expressway (PIE).

The last time a property along Jalan Belangkas changed hands was in April 2021, when two houses were sold, based on caveats lodged. One was a semi-detached house with a land area measuring 5,712 sq ft, which sold for $4.3 million ($753 psf) on April 30. Before that, another semi-detached home with a land area of 4,132 sq ft changed hands for $4.02 million ($973 psf) on April 22.
