The Borough of Barnet in Zone 3 of north London is one of the hottest regeneration areas in the capital today. Two of its most important regeneration projects are West Hendon Estate and Brent Cross Town.

West Hendon Estate’s location in the heart of the borough means it is on one of the main arteries into the city. With quick and easy access into central London via the Northern Line, Heathrow Airport just half an hour away, and the North Circular and M1 motorway within a 10-minute drive, it’s easy to get into, out of, and around the city.

The area is being redeveloped by Barratt London and the London Borough of Barnet. Barratt London will bring over 2,000 new homes to West Hendon and create a vibrant and sustainable community with public parks, a new school, and community facilities.

Brent Cross Town is situated next to West Hendon and has £7 billion being invested into it. The area will see massive redevelopment in terms of shopping and commercial office space, as well as a new Thameslink Station called Brent Cross West.

West Hendon is only a 10-minute bus ride from all of the commercial and retail space that Brent Cross has to offer. It’s also less than 20 minutes to the King’s Cross area, which has proved itself as the perfect case study for regeneration projects in London. The transport hub is now also London’s newest tech hub,  so you can not only hop the Eurostar to Paris from St. Pancras International, you can also find global tech giants such as Google, Meta, Huawei, and YouTube based there.

What does that mean for investors?

Areas of regeneration in London have a positive impact on property values, and prices have steadily increased by 1.5% over and above wider house price growth each year. Barnet will be no exception; the 27,000 jobs that will be created at Brent Cross and the large annual intake of overseas students at Middlesex University – which account for 28% of the students there – will ensure both the sales and rental markets remain strong in the borough.

Barnet is forecasted to have the highest increase in capital value over the next five years of any of London’s boroughs at 24.4%. Rental values are also expected to increase by a whopping 17.7% over the same period, making it the joint-highest increase of any London borough. Barnet provides a great opportunity for investors, whether they are looking to live in the property themselves or rent it out.

Where to buy?

Developed by Barratt London, the Hummingbird Apartments is the newest phase of the Hendon Waterside development, and is situated alongside the Welsh Harp Reservoir (Picture: Barratt London)

The Hummingbird Apartments in Hendon, developed by Barratt London, is the newest phase of the Hendon Waterside development, which is situated alongside the Welsh Harp Reservoir. The man-made lake is home to more than 140 species of wild birds and offers residents a wide range of leisure and sporting opportunities right on their doorstep.

The stylish new residences are due to complete in 2023, and are set within expansive landscaped gardens. Buyers have the option to choose between one-, two-, and three-bedroom apartments within the 65-unit building. Each offers an open-plan layout that ranges in size from 448 sq. ft. to 1,195 sq. ft. in size, as well as hands-free kitchens with integrated appliances. There is also a private outdoor space with each unit.

Living at Hendon Waterside means residents are also very well connected. The development is only a 10-minute drive from Brent Cross Shopping Centre, 30 minutes by car to Heathrow Airport, and only a short walk to both Hendon Railway Station and Hendon Central Tube Station, which means you can be in Central London in less than 20 minutes.

The borough also has more than 20 schools that are rated as Outstanding by Ofsted, which is the UK Government’s school inspectorate. This means that families have access to numerous high-quality schools for their children.

The Hummingbird Apartments start from £314,000 and provide the opportunity to invest in one of the fastest growing regeneration areas in London by a highly-acclaimed developer. The development is available in Singapore exclusively through One Global Group.
