Everything you need to know about Tengah, the newest HDB town

HDB has launched 7,214 flats for sale in November, including 3,802 Built-To-Order (BTO) units across five estates.

They include the mature township of Tampines, and the non-mature towns of Yishun, Sengkang and Sembawang, but all eyes are on Tengah – Singapore’s first new HDB town in over 20 years since Punggol.

The BTO project in Tengah, called Plantation Grove, will be the first HDB estate in the township.

Where EXACTLY is Tengah?

Located within the West Region, Tengah is bounded by Choa Chu Kang to the Northeast, and Jurong East and Jurong West to the South, Bukit Batok to the East, and the Western Water Catchment to its West and North. It was formerly a military restricted area since villagers there were resettled in the 1980s and 1990s.

The estate sprawls over 700ha, roughly the size of Bishan. HDB envisioned Tengah as a “Forest Town”, to be designed with green, sustainable and smart features, and will also feature the country’s first car-free town centre.

The first BTO project in Tengah, Plantation Grove, is the first of five housing districts to be developed in Tengah.

Along with the other housing districts – Park, Garden, Brickland and Forest Hill, each Tengah district will be designed to correspond with a facet of the town’s identity.

For instance, the Plantation District will feature the Plantation Farmway, which will feature spaces that foster community gardening and farming.

Key amenities such as a Community Club, Neighbourhood Centre, and a shopping street will also line the Plantation Farmway.

Another key feature situated near to Plantation Grove is the Forest Fringe, a 15- to 20-m wide linear green that will provide a tranquil and rustic environment for residents. Residents will also be able to commute around Tengah easily via the extensive network of cycling and pedestrian paths throughout the district.

Ease of connectivity

Connectivity-wise, Plantation Grove is situated near two upcoming Jurong Region Line (JRL) MRT stations. The 24-km long JRL will add 24 stations to the existing rail network, including three interchange stations at Boon Lay, Choa Chu Kang and Jurong East MRT stations, which will link to the North-South Line and East-West Line.

The new line will open in three stages starting 2026:

Phase 1 (2026): JRL (West) comprises 10 stations linking Choa Chu Kang to Boon Lay and Tawas;

Phase 2 (2027): JRL (East) comprises seven stations providing connection between Tengah and Pandan Reservoir; and

Phase 3 (2028): Extensions into NTU in the west and Jurong Pier in the south, completing the JRL (West) route.

Tengah will be the central interchange for JRL (West) and JRL (East). The town will also be served by bus services leading to the city and nearby towns, and is easily accessible from the PIE and KPE.

Autonomous vehicles will also be piloted at Plantation District to provide convenient first-mile-last-mile connection to key transport nodes and amenities.

Pre-existing and upcoming amenities

Currently, the only school that is located within a 1km radius from Plantation Grove is the Princess Elizabeth Primary School.

Aside from that, the nearest schools or educational facilities are located at about 6km from the estate. They include: Bukit Batok Secondary School, Jurongville Secondary School, Bukit View Secondary School and Jurong Junior College.

However, as shown in the case of Punggol, primary and secondary schools will very likely be built in the estate to meet the demand of young families in the coming years.

Tengah is also near the upcoming Jurong Innovation District (JID), a 600-hectare District covering the Nanyang Technological University, JTC's CleanTech Park, as well as the Bulim, Bahar and Tengah areas.

Meanwhile, pre-existing amenities in the area include West Mall, Yuhua Village Market and Bukit Batok Street 11 Food Centre.

Plantation Grove unit types and prices

Like its namesake, Plantation Grove will be designed with intimate wooded courtyards that form grove-like spaces.

The project comprises 17 residential blocks ranging from 8 to 14 storeys. Buyers can choose from 1,620 units of 2-room Flexi, 3-, 4-, 5-room, and 3Gen flats.

According to HDB, Plantation Grove is slated to complete between 2Q2023 and 3Q2023. Applications can be submitted online on the HDB InfoWEB from Nov 13 to 19.
