DEAL WATCH: Three-bedder at Reflections at Keppel Bay for sale at $2.08 mil

A 1,292 sq ft, three-bedroom unit at Reflections at Keppel Bay is on the market for $2.08 million ($1,617 psf). The 99-year leasehold unit is partially furnished and located on the 12th floor. It overlooks the golf course and comes with a corporate tenancy at $4,900 a month until year-end.

The owner of the unit is a Singaporean investor looking to sell the asset for personal reasons. This is according to Kenji Wong, senior marketing director at ERA Realty Network who is marketing the unit. The investor is believed to be looking for a new unit nearby, at Corals at Keppel Bay along Keppel Bay Drive, also for investment purposes.

Designed by Daniel Libeskind, Reflections at Keppel Bay comprises 1,129 luxury apartments in six glass towers of five to 41 storeys and 11 low-rise apartment villa blocks. Developed by Keppel Land, it was completed in 2013. The developer held on to three villa blocks for rentals; on April 18, it released the last of its villa blocks for sale, says Wong.

There were two transactions at Reflections at Keppel Bay in April. The first was the resale of a three-bedroom unit on the 29th floor, at $2.08 million ($1,546 psf). The second was the resale of a two-bedroom unit on the 25th floor, at $1.72 million ($1,857 psf).

Overall, units at the development were sold at an average of $1,658 psf, hitting a historical high of $3,256 psf for a four-bedroom unit on the fifth floor in November 2011.

Homeowners of Reflections at Keppel Bay can enjoy 10 years’ free membership and five years’ free subscription at Marina at Keppel Bay. The marina features 168 berths that can accommodate boats of 200ft to yachts of more than 200ft. The homeowners can also enjoy lifestyle facilities such as access to a clubhouse, restaurants and charter services to neighbouring islands.
