More than 332 condominium units were sold on JadeScape’s first day of launch on Sep 22. Strong interest was expressed by buyers for the condominium units in JadeScape with people trickling in past 7 pm.
JadeScape, Singapore’s first fully-smart multi-generational residential project, is Qingjian Realty’s latest residential project. The JadeScape Sales Gallery is located beside Bishan MRT station and opposite of Bishan Bus Interchange while the actual development sits on the former Shunfu Ville site.
JadeScape said that the number of launch phases for the project has yet to be determined. Comprising a total of 1,206 units. the fully smart private condo which sits on 36,985.70 square metres of land, will house 236 one-bedders, 403 two-bedders, 265 three-bedders, 261 four-bedders, 39 five-bedders and two penthouses spread across seven blocks.
The number of condominium units sold at JadeScape is equivalent to more than 27 per cent of the total apartments at JadeScape.
Reports say that more than 800 cheques were received over the past 2 weeks as expressions of interest, which means a conversion rate of 41.5 per cent. Five real estate agencies – ERA Realty, PropNex Realty, Huttons Asia, Savills Singapore and SLP International – are acting as marketing agents of the condominium units at JadeScape.
Commenting on the brisk sale of the condominium units at JadeScape Nicholas Mak, executive director of ZACD Group said: “The first day of sales at JadeScape is very encouraging, given that it comes in the shadow of the latest property cooling measures. It should bolster market confidence; and it’s a sign that not all is doom and gloom. There’s still underlying demand for well-designed and well-located properties.”
He added that the average price of $1,700 per square feet (psf) achieved at JadeScape “is a new reality” and has set a new benchmark for the Bishan-Thomson area.
Ismail Gafoor, CEO of PropNex, attributes the strong sales at JadeScape to sensitive pricing of the units. He said: “the overall concept of the project – the well-thought-out design and layout of the units as well as the smart home features; the location in the Thomson-Marymount area; as well as the lack of competition in the neighbourhood.”
JadeScape was bought en bloc by Qingjian Realty for $638 million in 2016, and it is the largest collective sale since 2007 at that time.
JadeScape condominium units sale was launched on Sep 22 with an average price of $1,700 psf.
The developer said that one-bedroom units (527 sq ft) at JadeScape will start from $838,000, two-bedroom units (646 to 775 sq ft) start from $988,000, while three-bedroom units (904 to 1,152 sq ft) will start from $1.38 million. The developer has yet to determine the prices for the four and five-bedroom units, as well as the penthouses for the fully smart private condo, JadeScape.
JadeScape which is expected to receive its Temporary Occupation Permit (TOP) on Jan 9, 2023, will open its two-storey show gallery to the public from Sept 8, 2018. Being the largest show gallery in recent year, it will come equipped with smart home features and the Smart Estate Management system.
