BTO vs resale? It’s the age-old question everyone in Singapore will ask at least once in their lifetime.

The unveiling of the BTO June 2024 flats drew a record application rate of 3.1, the highest since the May 2023 launch (3.8). It’s probably why many who put in their ballot were not successful, as the odds for the BTO June 2024 launch were not in their favour. The influx of applications may also be likely due to the impending reclassification of HDB flats in the following HDB launch, which is in October 2024.

Also announced were the BTO June 2024 price of flats. These ranged from $38,000 for a 2-room Flexi flat in a non-mature estate, and up to $779,000 for a 4-room flat in a prime area. Well… while we cannot beat the subsidised BTO prices, it’s still possible for those who were unsuccessful to get a resale flat in their preferred estate within their budget. We’ll talk about BTO vs resale in a bit.

We’ll look at some options for alternative resale flats to the BTO June 2024 launch in the following estates based on their popularity, which are namely Jurong East, Queenstown, Tampines, and Yishun.

BTO vs Resale: Why Buy A Resale Flat?

Well, there are several reasons why people buy a resale flat, and yes, there are advantages to doing so as well! For example, buying an HDB resale flat over a new Build-To-Order flat means one can choose their desired unit, in their preferred estate, plus there’s also the possibility of (almost) immediate availability.

This means a quicker move-in time comparing BTO vs resale, potentially a more spacious unit (especially older flats), and for those recently renovated and well-maintained flats, you may even save money by skipping on some renovation works. Great points for those still thinking about BTO vs resale.

There is also no income ceiling limit for resale flat buyers (as compared to that for BTO flats), and Singapore Permanent Residents are eligible to purchase the resale flat on their own.

In addition when comparing BTO vs resale, HDB resale flat buyers are also entitled to grants. On top of the Enhanced Housing Grant, they are eligible to apply for the Family Grant ($50,000), and a Proximity Housing Grant ($30,000). The usual financing options such as using CPF savings and getting a HDB or bank loan still apply.

One draw of the Tampines GreenTopaz BTO June 2024 is that these flats will be near Tampines West MRT Station on the Downtown Line. They are also a short ride by MRT or bus from amenity-rich Tampines Mall and Our Tampines Hub, as well as the verdant Bedok Reservoir Park.

As a mature estate, the Tampines BTO June 2024 price as well as the HDB resale prices in Tampines tend to be on the higher side due to the plethora of amenities in the area. Case in point: there were about nine people vying for each unit at Tampines GreenTopaz in the recent HDB BTO launch.

Best HDB Units near Queenstown (Holland Vista)

The site of the Holland Vista Queenstown HDB BTO June 2024 is in between two MRT stations: Holland Village on the Circle Line and Buona Vista, an interchange for both the Circle Line and the East-West Line. Holland Vista is also a short bus ride to town, and also near popular schools that include Anglo-Chinese School (Independent), Anglo-Chinese Junior College, and Fairfield Methodist School.

As a prime and mature estate within Singapore’s core central region, the Queenstown BTO June 2024 price as well as the HDB resale prices in Queenstown definitely come at a premium. However, as this is the first HDB launch in a long while here, the surrounding HDB resale flats are older and this helps with the affordability.

You might think few people would apply for an HDB BTO flat in non-mature estate Yishun, but for the Chencharu Hills Yishun HDB BTO June 2024 launch, the application rate was 3.6, above the average application rate across the six estates.

Just a 15-minute walk from Khatib MRT station, the site of this new BTO in Yishun is near the scenic Lower Seletar Reservoir Park, as well as walking distance to key amenities such as Yishun Stadium and Sembawang Country Club Golf Course. There are also schools and Yishun Innova Junior College nearby.

For those who didn’t manage to snag an HDB unit at the Teban Breeze Jurong East HDB BTO June 2024 launch, there are plenty of other resale units available.

The Teban Breeze site will be a three-minute walk from the upcoming Pandan Reservoir MRT station on the new Jurong Region Line, which is just two stops to the bustling town centre at Jurong East MRT station, the latter an MRT interchange that connects the East-West Line (EWL) and North-South Line (NSL). Not to mention, the idyllic Jurong Lake District is also close by.
