The simple way to get the best price for your house, by a property expert

When it comes to buying and selling property, the process can be a bit of a minefield - especially when it comes to the price.

While house prices fluctuate and are influenced by things beyond the buyer or seller’s power, there are some things you can do to help ensure you get the best price for your property.

Speaking on the latest episode of Yahoo UK’s podcast Britain Is a Nation Of... property journalist Jenny Wood gives her tips to make sure you’re doing everything you can to get the most out of your property sale.

“There is plenty you can do,” says Wood. “Cleaning it - I know this sounds crazy but clean it, do your garden. The kerb appeal myth is not a myth, it’s true. Cut your lawn.”

She cites a previous survey that named untidy children’s bedrooms, untidy gardens and things that are broken in a home as potential elements that could put off potential buyers and contribute to you getting a lower price for your house.

“I think if house-buyers walk round a house and it looks like the people in there don’t look after it it makes them wonder what else they don’t look after structurally.

“Anything that’s broken, mend it, anything that’s dirty, clean it. Take some pride in it.”

While some home shows suggest removing any personal items so potential buyers can more easily visualise a property as their own home, Wood doesn’t necessarily agree, though she says you might want to remove the king-size family portrait from over the bed in case some people think it’s a bit over the top.

But in her view, a few simple things can help make sure you get the best price.

“Clean it, tidy it, take care of it. I’d say that matters more than anything else,” she adds.
