The COVID-19 restrictions might largely have been lifted, but the buying preferences for properties still tend towards larger homes, due to enduring work from home and hybrid work arrangements. Enter the HDB jumbo flat.

Jumbo flats have been on homebuyers’ minds recently ever since a Yishun HDB jumbo flat sold for over $1 million in February this year, making it the second-ever resale flat in a non-mature estate to be sold for over $1 million.

Where Are the Biggest Jumbo Flats in Singapore?

Jumbo flats are supersized flats formed through the merger of two units, making them much larger than 5-room HDB flats. They typically measure about 147 to 199 sqm (1,582 to 2,142 square feet), which makes them ideal for larger and multi-generational families.

Jumbo flats tend to be concentrated in a few suburban neighbourhoods, particularly Jurong East, Yishun and Woodlands. That said, there are a few jumbo flats in other mature and non-mature estates.

Who Should Live in HDB Jumbo Flats?

Although the size of jumbo flats can be tempting, they are not for everyone. They are relatively costly due to their large size (you pay more even though the psf prices may be lower), and usually command higher prices than 5-room flats (also due to the rarity of the flat type).

The large flat size can also make them difficult to clean and maintain your home. In addition, for families with children, downsizing your home might be necessary when the kids grow up and leave the nest.

However, for those who really do need more room due to having a large household size, jumbo flats can be a good way to obtain the needed space required for everyone to comfortably co-exist under one roof.
