To many, owning a landed property is a sure sign that you’ve ‘made it’ in Singapore. A house is the ultimate status symbol, with the wealthiest residents living in huge, multi-storey compounds with sprawling gardens (a.k.a. Good Class Bungalows (GCB)).

There is no question that you must be, at the very least, a millionaire to buy landed property in Singapore. However, owning landed property is not necessarily out of reach for those who do not have family wealth to inherit. There are actually plenty of relatively affordable landed homes with prices comparable to condos, even in light of rising prices.

For those looking for the cheapest landed property in Singapore, here is a list of the eight affordable landed properties listed on PropertyGuru that cost $2 million and below.

Note: This list includes land-titled residential landed property and cluster houses (i.e. strata landed housing), which are typically more affordable and within our stipulated budget for this article. Cheapest Landed Property in Singapore: Why Are These Landed Properties So Cheap?

And there you have it, although prices for landed properties have been increasing, here is actual proof that it is possible to find cheap landed properties in Singapore! You must be thinking: something’s definitely got to give, especially when you’re on such a tight budget, right? That’s true to a certain extent, but they’re all pretty minor in our opinion.

Firstly, you’ll notice that these landed homes are all terrace houses, which is the smallest type of landed property. Some may be inter-terrace houses, which means that different levels might be owned by different parties. Yet, if you’re talking about practicality, it’s more than enough living space for even a three-generation family.

Secondly, many of these landed homes are 99-year leasehold properties. That’s unsurprising, as freehold (and 999-year) properties that are this spacious usually cost way more. That said, it’s not impossible to find freehold or 999-year leasehold units at this price point if you only look hard enough.

Lastly, the more affordable landed properties are usually located in the Outside Central Region (OCR) and further away from the CBD and downtown areas. However, most of these featured properties are at least within minutes of an MRT station, which makes them reasonably accessible.

On a final note, when shopping for landed properties, be sure to look out for the remaining lease and condition of the home. While some landed home listings can be as cheap as under $1 million, they usually come with a catch. Usually, they either have only a few years left on the lease or are extremely rundown and require major (and very costly) renovations.
